  1. I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

  2. It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.

    Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.

    Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

  4. At times you have only part of a name reference number and you cant find where it belongs. Having a wildcard symbol we can use to help bring up all partial matches to enable us to find what we are looking for would be helpful.

  5. Processing Sales Marketing & Sundries Flat Fees are cumbersome and difficult to track. Doing this same task in REST was far superior and easily tracked all on the same tab. Once you have processed a marketing fee in Proerty Tree it does not show as being disbursed without referring to the ledger and will potentially allow you to disburse for that item again should there be sufficient funds. REST had a tab for marketing with the following columns - Date/Creditor/Description/Inv#/Amount/Actioned/Charged - you would complete these boxes throughout the marketing campaign.   6. You can only send an automated reminder for invoices once it's in arrears, suggest having a days' before option so 7 days before it's due, tenant gets an email reminder.

  7. Need to be able to amend/remove the notation at the top of a Commercial Invoice that indicates that it is an 'amended' tax invoice. We have a number of commercial tenancies that are receiving a 'credit' and as soon as this is applied, it creates a new invoice (which is great) but then adds this note to the top left of the invoice - which will only create mass confusion with our commercial tenancies.

  8. tenancy effective paid to date on ownership ledger - for many reasons, its important that an owner can see this on their ownership statement. currently you can only retrieve this information from owners remittance or tenant ledger. just more work exporting and trying to explain it.

  9. Since the tasks upgrade has happened we are finding we are having to double handle a lot of things. especially maintenance, to be able to follow up
    when entering maintenance we used to just put a note in with a follow up date, now we have to create a maintenance request, a task and a note which is creating a lot more work and becomes confusing when having to redirect to different pages to update dates and notes.

  10. We would like the tenant card profile to show the effective arrears, not the arrears without part payment applied. The PM's go into the tenant card and see the red arrears amount and tell tenants they are in arrears, when the actually are not, as this is not effective arrears showing

Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.

    So some tenants paying monthly it could mean the owner is having to wait an additional 30 days if the rent increase is…

  13. When looking at 'tenancy leases' in the dashboard, the 'sort by property' column sorts according to street number, not street name. This is rather useless.
    Similarly, the 'sort by rent' column sorts based on the first digit not the total value of the rent. Again, this is useless.
    The addition of an ownership column would also be very useful.
    Addressing these items would be a great time saver.

  14. It would be most efficient if we could set a task to follow up on something at the same time as an email. The task could then be attached to the email so you could easily open the email at the time you are completing the task

  15. Notify users when any emails, messages or SMS fail rather than having to go and check a list. Perhaps an alert at the top of the page which then produces a list of what needs to be checked. The impact of missing this information is huge, particularly with compliance.

    Update: Additional fields have been added to the ‘Status’ drop-down under Communications History to give you more details on email delivery status, this is available to you now. We are continuing to investigate other areas to better notify you of any sending failures.

  18. In Invoice Genius and/or when entering water invoices, disable the ability to enter tenancy water usage if the tenancy has NO to water usage entered on the tenancy card. Currently, even though through Invoice Genius, you can see that it says NO if a tenant is not to pay water usage, however the system still allows for the usage invoice to be entered.

  19. Can we please have a list of payments made towards an invoice show on the tenancy invoice screen? This would make it easy to see when the last time a payment was made as well as how often payments are being made.

  20. Ability to allocate held funds from the Tenancy Funds Summary page to more than one tenancy at a time. Either the option to return to the tenancy funds summary page or tick boxes so you can select all tenants you wish to allocate held funds in one go. At the moment you have to keep going back and reloading the summary page. Would be great for those who hold funds for holiday accommodation.
