  1. REI intergration - It should grab the "ownership name" not the ownership contact name. This leads to incorrect info populating which is less than helpful

  3. We would love to be able to schedule an ingoing condition inspection without a tenancy profile. We often have staff completing inspections before we have leased a property, particularly with our current turnover rates here in Vic. It would be advantageous to have a manual add from the property profile.

  5. We have tenancies where it may be a leasehold, owners friend, family etc and a bond may not be payable but it will come up on the "no bond held" report.

    It would be good if you could enter in "No Bond Required" in reference or as a drop down option so it had it's own report for filtering.

  6. I would like the option to 'hide' task/note categories so they can no longer be used/seen in the category drop down box, but still shows for existing notes/tasks.

  8. It is annoying that when you edit a tenancy invoice for whatever reason that the system cancels the original and creates a new invoice. You should just be able to edit it and I don't understand why you can't.

  9. ABN spot owners and tenants be reformatted to show like this with the spaces: 11 222 333 444 so we can copy & paste direct from the ABN search website. At the moment as it's formatted 11222333444 and cuts off the last 2 numbers when copy & pasted

When setting up details in the Property Tab the system only has Outgoings as the other option for income and groups this altogether under Budgeted Outgoings with the Description allowing you to put in a description ie. Outgoings; Car Parking; Storage; Signage etc. From the Tenant card when the Amount for actual Budgeted Outgoings and also Car Parking (for example) are entered, the amounts are all then totalled under Outgoings Amount and displayed like this on the Owner Statement. These should NOT be grouped together as Car Parking, Signage etc are a separate income stream and not classed as Outgoings…

  11. We need the ability to search a tenant invoice number for a tenant fee. We can only search the tenant fee status or name. Tenant invoices for tenant fees don't appear within the find tenancy invoice search option.

  12. The need to create a meaningful tenancy summary that includes critical information is needed. The current summary does not include all information eg. Lease Commencement, Expiry, Term, Option details for every option, rent increases of all types, tenant name, trading name, Reported Sales, turnover thresholds, Net Rent, Outgoings total, Marketing Levy, next review date, first and last date to exercise option, the date by which a notice must be given and the like.

  13. Ability to show remediation action for the arrears, so if a renter has a payment plan in place, or a VCAT hearing is pending or scheduled etc. This allows the property manager to focus on the ones that require immediate management vs the ones that are already actioned

  15. Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

  19. Ability to Archive Properties instead of Deleting

    If a landlord gives back a management of a property or access is required for an old report for a property, there is no ability to make a property/inspection active again without contacting support.

    Reports are not accessible on deleted properties.

    Archived properties should not be included in the active property count.

  20. Rental Schedule - has a yellow square for you to pick the anniversary date of the next increase.

    Is there any way we could look into having a rental schedule from the last rental increase (12 months) that you could not issue a rental increase within that period. As NSW can only increase the rent once every 12 months.
