  2. Ability to enter an increase to bonds like we do when entering a rent increase to the rent schedule, and this would need a due date.

    The due date could trigger an auto comms to send that the bond top up of X is due to be paid, and auto comms could be set to send X days ahead.

    This way, the original bond details remain (what was required at the time of commencement) and would track all bond top ups as rents are increased during the tenancy.

    Hi Supporters, we're pleased to advise that this idea has been picked up by the Product Team and is currently being outlined for our developers. We'd really love your input into how this could work if you'd like to give us any feedback on the following flow...


    1. When entering your rent increase, include a checkbox for "Bond Top Up Required". When selected, you can enter the amount the bond needs to be topped up by and choose the Bond Type that it relates to (ie, Residential Bond).


    2. Once saved, the Bond Top Up amount would appear in the Scheduled Rent Change list for transparency of what has been entered (the increased rent amount and bond top up amount on the same line).


    3. The Bond Top Up Amount would be added to the Bond Required for the chosen Bond Type. This then creates an outstanding bond amount.

  4. Have a Tenant/Owner's "Preferred" Name show in the Contacts View. At the moment you can only view a tenant's preferred name if you open up the Contact to amend it. It would make a huge difference when making phone calls to have the preferred name show on the main Ownership/Tenancy screen.

  5. Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

  6. when change of ownership is carried out, property documents and maintenance jobs need to transfer with it, the owner may change but the property issues and documents remain with the property always.

  7. when another agency takes over a property, instead of entering a vacate notice (as the tenant isn't actually vacating) I request a feature maybe on the three dots under tenancy that can say "management takeover"

    In this page it will open up and you can enter the reason for loss, the new agency details.

  8. In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.

  11. Currently, the owners need to download the ledger in order to view the tenants 'effective paid to date'. The ownership portal currently only shows when the tenants next due date is for rent, which is not reflective of when the tenants are actually paid to. It would be great if this could be changed to reflect the effective paid to date as it is a more accurate representation of the rental payments.

  12. When completing the Bulk Portfolio Assignment from one Portfolio to another Portfolio, it would be great to be able to edit the list to remove any properties you do not wish to be assigned to the other portfolio. Also, if there was an option at this point to use tags to filter properties, and select between residential and commercial tenancies.

  13. Property listed for sale/settlement date.
    would be helpful in the vacate section of rent & Lease to have tab for sold, so can enter settlement date so rent is not paid past settlement.

  14. Having a dedicated place to document approved pets at the property. It would be great if this could integrate into Inspection Manager for awareness & easy identification of unapproved pets.

  15. When adding new property, please have a tab to select business role/property manager rather than having to select it after you have saved the property and tenancy. As this then makes it go to unassigned automatically and creates a lot of difficulty.

  16. It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.

    Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.

    Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

  17. To have the option to remove the one time code on login - it is very inconvenient for our reception computer when different staff require documents or information and cannot gain access. Or if the program did not time out after a certain period and require another login.

With the changes to the Legislation coming into effect on 1 October 2022 with regards to Notice to Leaves without grounds, is there any way to enter a Notice to Leave for a Fixed Term Tenancy without having to put it in the Vacate section – basically, if we enter a NTL for every Tenant for the end of their tenancy, every tenant in the database will be classified as “Vacating” – is there someway around this?

    After discussions with a number of clients, feedback has been that the Termination date on the tenancy could be used to record this date, as this does not trigger the normal vacate activity. We will continue to review further feedback and votes towards any changes. Thanks, Ange - Product Team

  19. We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.

    The reason is largely due to Bond Claims pending action.

    To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).

    As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.

    I was wondering if we could have an alternative to “archive” for these tenancies?

    We want the bond to come up on the PT…
