Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.

    Hi Supporters, we appreciate your feedback on this suggestion. As the current Tenancy Ledger holds so much important information, we are scoping out a new rent arrears ledger option that will give you the information required in a clear simple format, making it easy to see/explain rental payments and arrears. Rest assured, this suggestion is of importance to us.

  2. Current statements do not include invoices, rather they are a separate document. Landlords have suggested to us that they would like to see their statements include invoices from creditors shown in the same pdf document as their month end statement.

  3. Ability to have water meter readings automatically updated on the property profile when processing water usage tenancy invoices through Invoice Genius.

    Invoice Genius can process water usage from eBills with the tenancy invoice description reflecting the meter readings. However, this does not currently feed through and update on the water usage section of the property profile. This should be automated where the meter readings are updated on the property profile once the water usage is invoiced.

  4. Ii would like to be able to create an invoice for the owners to pay for things like advertising or other charges that they may wish to pay direct rather than from the rent. Similar to a tenant invoice or commercial rent invoice but for the owner.

  5. Would like to be able to edit a tenant invoice when it's entered via create creditor invoice or invoice genius. Can currently do this when it's just a tenant invoice entered, but through the other way it's linked and we have to cancel the invoice and re enter it.

  6. When receipting to a tenancy, it would be helpful to be able to see what held funds the tenancy has available and also have the option to apply some or all of these held funds to their rent and/or invoices during the receipt process. This would save having to go back to the tenant later and doing a separate step to allocate tenancy funds.

  7. Have an option to list properties in alphabetical order, or numerical order on owner statement rather than just the order of property ID, so easier to read, you could do this in REST, there was an option in property - REPORTING ORDER.

  8. Having just come over from REST, I am very surprised that the ability to amend an account code (once transaction has been processed in the system) is not available in Property Tree. We have had some account errors occur with migration so the fact that I cannot correct these as I could have in REST is far from ideal. This leaves no room for human error whatsover. Please look into this. Thank You!

  9. Ability to suspend fees for a set period (like dates for automated communications). At the moment they have to be deleted and then added back in. Other option would be to $0 out the fees (which currently you have to delete them and re-add them later), if we can enter a $0 charge then we can report on this to check/alter

  10. Have the tenant lease start and end date appear when doing a create tenancy invoice (currently does when oncharging from the creditor invoice or invoice genius). Also show if a vacate date is entered

  11. Creditor current banking details to show when loading invoices.
    It is too easy for a creditor to change bank accounts and not advise in writing separately.

    Just changing their details on an invoice seems to be the new norm.

    We need to see the banking bsb and account details to check when loading invoices.
    Or the sale of a business and we are not advised.

  12. Add a Water invoice for tenants where we can add a water reading into the tenancy invoice and have that new water reading update against the reading information stored on the tenant profile. This information should then populate against the new water invoice that is entered against this tenant

  14. You can only send an automated reminder for invoices once it's in arrears, suggest having a days' before option so 7 days before it's due, tenant gets an email reminder.

  15. With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

  16. We would love the ability to choose the frequency of an owner statement dependent on our owner's requests. Eg. we have owners that only want 1 statement per month, but want a mid-month and end of month payment, so receive 2 statements, and other owners that are happy to receive 2 statements per month. This selection could be saved on the owner profile so when processing the owner payments, it would only need to be run once and Property Tree would know the owner preferences.

  17. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  18. We can view through the eye statements although it is not how they appear when being sent to an owner and too large to be able to check especially on a larger rent roll. Ability to send statements to agency like the Income and Expenditure Reports so we can accurately check statements prior to sending to the owners

  19. When you entered a receipt into Rest, you could see where the tenants would now be paid to and also what remaining arrears there were left to pay. In PropertyTree you can't see this unless you open the receipt again after it's confirmed.

  20. Please add time based fee triggers for property transactions. Eg we require admin fees to be entered under the property for some of our managements and only for the common property for unit blocks owned by one ownership. Would be great if we can have this set up to trigger on a certain day of each month prior to end of month being run so they will appear on these owner statements.
