  2. It should be a requirement to provide an owner with a receipt if they make a deposit to the trust account. This should occur automatically.
    Everyone else gets an invoice emailed but not the ownership

  3. Currently owner funds are withheld for payments due in the next 30 days, we'd like the ability to change this to make it shorter based on our business requirements for instance only withhold funds for payments due in the next 15 days.

  4. We need a way to track Invoices through Invoice Genius. Once an invoice is sent there is no way to prompt a PM to approve or to flag that the invoice has already been entered into invoice genius. There is no record of notes for the activity pertaining to an invoice. Invoices need to be time stamped with status updates - Entered > approved > Processed > paid.

  5. Ability to add a default tenant invoice description linked to the account code, ie. water usage, not water rates as it currently populates from the account code name

  7. The payee information card links the payee to a contact and this is not always the case. If the payee could be linked to the bank account name instead. This does show correctly on the ownership statement but it does not show correctly from our internal end which causes concern and confusion. E.g. If we pay ABC Pty Ltd, the payee should say ABC Pty Ltd not the contact name of Joe Smith who is just a representative of the company.

  8. create another line in the creditor invoicing so we can enter both the service & usage charge in one entry as well as being able to invoice the tenant portion

  9. Remove date when rent received. This is unnecessary, as owner only need rent paid from and to dates.

    Some owners may react to tenant arrears if only be a few days from the actual due day,

  11. It would be helpful under the financials tab in the tenants under outstanding invoices to have another area where it shows all past invoices paid a lot easier to access then to pull a ledger report each time to find the past invoices when needed.

  12. Currently if an owner has multiple properties all on the one statement, any charges such as letting fees do not specify which property they are for. It would be very helpful if this could be specified to avoid owner queries.

Owners have trouble understanding a part payment being paid to them in advance of a full weeks rent currently showing with the paid to and effective dates, so if a tenant pays the old rent amount or rent in advance it is confusing when they receive this money, always months later this is queried.
    Could this show on the statement clearly with part payment towards the effective date has been paid to to the owner

  15. It would be good to have a separate option to switch off the creation of an Income & Expenditure report for an ownership, if possible. Currently, the only option is to switch off Statements and Income & Expenditure Reports

  16. When entering in bond information, we should be able to send a bond invoice, like a rental invoice.
    if not paid, it should also be noted on the invoices sent out to the tenant that it is due/overdue

  17. We've noticed that when held tenancy funds are applied to rent (e.g. after a bond claim), receipts are not sent to tenants, as they would be if it were a direct rent receipt.

    It would be great if this could change so that it's more transparent about how the funds are being used.

  19. due to the date being Auto Entered as the current date, i have mistakenly Reconciled my bank as per todays date, not as the bank statement. being able to change the date in addition to the amount would be a saving grace. Especially for auditing purposes.

  20. Early release of sales deposits usually go to: Solicitors Trust Accounts, PEXA Property Exchange House or Real Estate Agency Trust Account. All these need Reference Numbers..... Without them your deposit gets lost and settlements are delayed. The current solution is to enter the transfer directly to the bank, making an automatic system using ABA's pointless.
