  1. Include tenant contact number and email etc on tenancy overview -useful when providing tenant info to sales department & new managing agent

  2. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  5. Would be great to have the integration with Inspection Manager immediate once the inspection is completed. Only certain staff have full access. Currently we have to log in and sync with PT once they have completed the inspection which pushes it though.

  6. Recently we entered a tenant in as a creditor and our trust accountant clicked on the 'use existing contact' not knowing that by doing this, it would affect his current profile. Our tenant then no longer had access to his portal and had to set it up again. Perhaps what would be helpful is a 'pop up' to advise the user that by clicking on this, may affect the current profile.

  7. Flag every time a duplicate invoice is entered without it having a limit where it only looks back two months. With large rent rolls Property Managers do not always triple check these and this allows for duplicate payments to be made. Especially when the creditor is not reconciling on a regular basis.

  8. Would be wonderful if we could produce a Statistics Report selected by Tag.

    This would allow us more flexibility in Reporting monthly data.

  10. Column headings on all forms should be display on each page. For example, the owner ledger and tenancy rent summary have the headings displayed on the first page, however the information flows onto more pages and you cannot see the column heading on those pages.

  11. During a change of ownership, the vendors insurance information transfers to the new ownership and should not. Insurance policies relate to the owners not property.

  12. The completed messages in the Communications Centre is accessed through the filter icon at top. It would be great if this was moved to be sitting as 'Completed' on the left hand pane along with "My Inboxes" "Sent" and "Failed'

  13. The Sale Statement Tax Invoices are pretty basic, and there are a few things that are either not an option, or should be amended:

    1- When sending a sale statement for the solicitor, it should read with the vendor name, then c/o- and the solicitor name after. Currently it only reads with the solicitor name, which I don't believe it should seeing as the agency agreement is with the property owner- not the solicitor.

    2- When disbursing held funds at settlement, there should be an automatic or at least optional description field on the invoice for the vendor payment such…

  14. If I'm send the owner an email for eg a rent increase remove the old tenant from the drop down menu. If they are archived why do I need to email them?

  15. To be able to amend the text and add merge for property manager name and email for any queries. At this time many owner hit the auto reply and it goes to the person whom is running the office end of month. The first day of the month is quite often sorting and forwarding to property managers. e.g. owner will reply thanks, how is the lease renewal progressing?
