  1. When sending an email, or maintenance job it would be great to be able to have a list of known contacts appear that can be copied into the email. So if this was maintenance for a property you could chose to copy in the owner and/or tenant (and their email would appear to select), also any company contact, so the Property Manager could be copied into the email too.

  3. Download agency ledger as a cvs as this is the report that gives a line item breakdown of each period's agency statement. The fee report that CAN be downloaded has to be adjusted for GST AND always has some reconciling items due to part payments.

  4. Instead of the standard 'Find Out More' link that takes everyone (PM's Tenants and Owners) to the same webpage of Property Tree, create bespoke Property Tree Landing pages that detail features and benefits to Tenants/ Owners etc. The current page it takes users to is a sales page for Property Tree and so more suitable to prospective agencies and PM's.
    Or, simply remove this link in the invitation emails as the email text itself tells owners the benefits of the system for them.

  5. Allow owners with multiple properties to have multiple bank accounts - a different account for each property rather than needing to create multiple ownerships.

  6. Would be great if once a vacate date was entered in the property only shows in the vacancies dashboard instead of showing as an expiring or expired lease. Seperates what leases you are still in process of following up and finalising to which properties are not renewing their lease.

  7. We want to be able to flag when an invoice has been sent to the owner for payment, it's confusing when looking at closed maintenance where no invoice is linked or entered as a disbursement so a tickbox "Invoice Sent to Owner" when completing the job would be helpful

  9. As a relative newbie to Property Tree, I discovered too late that income and expense codes are included in the drop down menu when invoicing tenants. This in turn has meant I already have errors in this financial year that the system will not allow me to correct. It would be at the very least preferable if the system would show the account number along with the description when invoicing - then at least you could ensure you are not making errors with selecting the correct account code.

  10. At the moment you can use the Fee Editor to Bulk Edit Fees, if there is no Fee amount or % applied already. However, you can't do that if there is already a Fee amount or % applied and there is an outstanding fee within the database.
    It would be helpful to be able to bulk edit any existing Fee amounts and % too, and also select either some Fees or all Fees.

  12. Client has requested that work orders be updated to include a issue date so that creditors have a clear record of what date they were given the job. And also, if this comes up at tribunal they will need to show when it was issued.

It would be good to be able to add a message on the actual statements instead of just in the email - not all owners receive emails and it means we are having to print an additional letter to communicate the message. i.e Christmas closure period, public holidays coming up, rates will be due in ........ etc.

  16. Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

  17. We would like to have a merge field available that allows us to record the year the property was built. We require this information to be able to track our portfolio and ascertain low medium and high risk for asbestos and lead contamination throughout our portfolio. This would be hugely helpful rather than have to record this information separately.

  18. Routine inspections should not be able to be closed in PT without first attaching the report.
    There should be a warning pop up telling you that you cannot close inspection until report is attached.
    This will help when staff leave that you know the reports are there and inspections have not just been closed without doing the inspections.
    Would also help in disputes/tribunals as evidence

  19. PT is very hard to read when you put a email / note in the notes section and it makes it go into a paragraph. Not easy it this is needed to be printed for some reason. Would be good for it to save as it is put in there.

  20. When Receipting rent it would be good if you could use a short cut to the bottom receipt amount (+) like rest as now we have to add the weekly rent up and receipt the balance to invoice credit due to alot of tenants paying extra for water usage.
    PT doesn't let us know if for example: tenant pays fortnightly rent and one is at the old rent and one week at the new.
