  1. Option to change default setting for rental increases to 28 days (Boarding House Rules) when processing Rent Reviews instead of the standard 63

    Currently having to manually calculate + 28 days + normal rent day for each increase.

  2. Sending communication from dashboard to tenants - ie Expiring leases, over due rent.
    Could you please add the tenants 'invoice media' so we know if we need to email them, send a letter or if set to none we know they are vacating and not to send them anything. Sending communication from the dashboard isn't user friendly without this field.

  3. Pop up alerts in app when a new inspection is started for health and safety notes e.g vicious dog or make sure to check the gardens for xxxxx.

    This would be helpful and could be reoccurring until removed and not seen by tenant or owner ??

  4. Once you have sent your email (merged mail) it would be great to have confirmation (maybe in the form of a banner across the top) stating you have sent your email and to stay there for longer than 10 seconds/or have an exit out button.

  5. Could a section with a calculator for dates be added. Would be helpful when issuing 2 strike notices, 14 day breach notices or 90 day notices.

    It would need to account for service times.

    I can see a simple add date, ie todays date, request service days as a whole number and then it calculates ie 28 days, 63 days, 90 days etc etc

  6. Currently, when you add a vacate date to a tenant, you get asked if you want to set the property date available to the Tenancy Vacate Date. This should be the day after the vacate date.

  8. The portfolio summary report does not reflect the same information in the portfolio details report. The summary report has a bunch of revenue lines that do not reflect that of the details report so it is impossible to reconcile them to one another.

  9. It would be great to specify a particular time for a house inspection beside the Next Inspection date on the Property-Inspections page and use this time in the mail merge

    eg: This is instead of saying the inspection will be conducted on 26 Jan 2023 between 9am and 2pm

  11. Is there a way that when we upload an invoice for a work order and the Bank Details of Supplier is not yet entered - Can there be a reminder or a pop up message that would appear please?

    This is always an issue for us during END OF MONTH runs and we do not experience this with other apps though like Property Tree :)

  12. There is currently no field under the owner details for company name or legal entity name under which the property was purchased under. We normally need this important detail for our Tenancy Agreements. As a work around, we use the 'Last name' field for the company name. Any third party API that is linked to Palace collects this last name as the field for the owner. Technically speaking, there should be a separate field for the contact name/Owner name and a separate field for the company or trust name that the property was purchased under.

  13. When we vacate a property, could the following be automatically completed through Palace:
    1. Automatically notes the date so when we generate a custom report, the date is noted for reporting purposes. Rather than having to manually input the date.
    2. The status of the property become 'Inactive'.
    3. Perhaps a pop up with a selection of options around why the property is 'Inactive', for example, 'Clean, repairs & maintenance to be completed', 'Chattels awaiting to be replenished' etc.

  16. Add an alert if the tenant's start date hasn't passed, same as when an alert pops up if the tenant has a vacate date in place in Document Flow

  17. Add the Option to add Statuses to the Master Inspection Template
    This will help streamline the first (Routine and Full) inspections at a property. Statuses can be added/edited once an inspection is in the property diary, however, this is laborious when creating inspections for the first time (or if the template is reset).

  18. Currently there is no merge field for the date when Tenants / Owners / Properties are archived. This would be a huge bonus for reporting so PM's can clearly see archive statistic for each area T/P/O/S

  19. When you do a custom view to bulk message the tenants or send a letter would be great to be able to group the messages. eg Rent overdue etc..
    Currently only can be done if emailing the tenants.
