Generate 'Owner Invoice'
When processing an invoice, and selecting "Generate 'Owner Invoice'" the original invoice should be included in the email that is sent to the owner. This is already available for tenant invoices.
The owner invoice process only sends the generated owner invoice PDF to the owner's primary email address. The original supplier invoice is not automatically included in this email. When you generate an owner invoice, you can choose to download or email the owner invoice, but the email will only contain the owner invoice document. Two factor approval or verification for Bond Refunds lodged through Palace before being submitted to MBIE
To ensure accountability and accuracy with the bond refund financial transaction, it would be beneficial to have the option to have any Bond Refunds actioned through Palace, verified or approved by a second party before lodging with MBIE.

mail merge tenants without notifying archived tenants
When using the Mail Merge option to send out inspection notifications, all archived tenants are emailed as well if you select not to just notify the head tenant. These tenants cannot be removed as they have made payments as flatmates, so they end up getting an inspection notice. Please add a check box to the mail merge where you can unselect tenants or remove archived tenants from this function completely.

Unknown Bond Status
Bond status in Palace needs to be reflecting accurately as in the mybond hub.
Currently there's a significant amount of bond numbers in Palace which is exactly the same as in mybond hub and yet the status in Palace is showing as "Unknown".

When clicking back in the breadcrumb, it takes user back to the search screen instead of the tenant/owners relevant screen
For example
Home > Tenancy > EditWhen clicking Tenancy, it goes back the search screen, instead of the Tenant's tenancy screen. It becomes frustratingly annoying when needing to move fast in the system.

Supplier defaulting to accommodation
When a supplier is set up, if the PM does not set the expense account correctly, it defaults to accommodation which then reflects on the owner statement and can be very confusing. Would love it if you were prompted to select the correct coding

System Report
System Report - Bond Lodgement Status: The report currently does not populate. The field 'Lodged (Active)' needs to be added so that the report will populate automatically.

PET BONDS BE SHOWN ON THE RECEIPT
It becomes difficult to establish which is the ordinary bond and which is the pet bond when a tenant pays in instalments.
The tenant's ledger shows Receipt - BOND for pet bond as well and not how much has been paid on the pet bond. Therefore, difficult to allocate bond payments.1 vote -
Amend the rent increase date to line up with the day the tenants rent is due (when a tenant has paid extra the change the rent due day).
Example: Tenancy starts on a Tuesday; therefore, rent is due every Tuesday. However, the tenant wants to change the rent due date to a Wednesday. Tenant pays one day extra and then pays every Wednesday. However, when a rent increase is entered, Palace still picks up the Tuesday and wants the rent increase date to be a Tuesday. The rent increase start date should be a Wednesday.

I would like to request an enhancement to the current charge/ledger functionality within the system.At present, we manage a number of landlords where we apply a flat management fee, rather than a percentage-based fee. To support this, we require a more streamlined and structured way to record and apply these charges.

Accurately calculate the bond top up, when applying a rent increase, based on the correct amount required, not retrospectively
Currently when you apply a rent increase and choose to increase the bond, Palace calculates the required bond top-up but applies this retrospectively, which is not even lawful. Palace needs to calculate the bond increase based on the rent increase

When scheduling things in the automation hub, there is and option for one time, day or weekly - it would be great to be able to schedule a monthly email to go out for those pesky meter reading requests for check meters.

Be able to send an email to multiple different twnnats/ properties with their own rental ledger attached so that when you email regarding rent arrears you can email all tenanst at once with their individual rental ledger attached.

Last rent increase date on Statement
This is a request from an owner. I had a small suggestion that may be worth passing on to Palace as a potential system improvement. I’ve copied Joe in simply because it relates to a broader compliance benefit for owners and property managers.
Given the Residential Tenancies Act requirement that rent cannot be increased within a 12-month period, it would be helpful if Palace statements displayed the date of the last rent change, rather than only the tenancy start date.1 vote
