Tenant Statement showing Rent & Invoices
Option to send a TENANT a statement showing outstanding rent and invoices.
Currently PT only generates an Invoice .. at the bottom of the Invoice it reads
Tenancy - Statement of Outstanding Items .. with a total outstanding $$$$.
This does not include any outstanding rent which is misleading.There should be an option to include RENT. This would save time and provide consistency in the way information (request for funds) is sent to the tenant.

Able to insert the Tenancy ID into the Invoice and reminder Emails.

Complete maintenance with no creditor
Sometimes we put maintenance in for a reminder to ourselves that the owners direct tradie or the builders have to attend to under warranty. We don't get their information and/or they are not a creditor that we pay and we don't send them through the system, having a way to close the job as completed by external party would be good rather than just cancelling the jobs.

Automated invoice arrears to show total outstanding amount
The automated invoice arrears correspondence only allows to merge fill the outstanding amount of that specific invoice. Can we please have the option to insert the total outstanding amount in these correspondences?

Apply a due date to maintenance requests for trades
When issuing a work order for a tradesperson, we should be able to select a due date that they need to have this completed by. If they don't complete it by this due date, we can then filter through overdue work orders and follow up from there.

Being able to attach bond receipts in the bond section
It would be great if we could attach the bond receipt to the bond section of the tenancy card. Currently we have to manually complete the reference number and then save the receipt in documents. Much easier in the one place.

We need the ability to search a tenant invoice number for a tenant fee. We can only search the tenant fee status or name. Tenant invoices for tenant fees don't appear within the find tenancy invoice search option.

Bond & Deposits - be able to add PDF to Bond held
Be able to add a PDF of the bond Document from Rental Bonds Online to the Bond & Deposits section of a tenancy. Further, when adding to this, it should also add as a copy to the Documents section. This would be a much more thorough way to ensure we hold the right documents.

Cannot easliy identify tenancies that have NO BOND entered when auditing all bonds in Commercial
You can search bond by type, however the filter is not functional when auditing to identify any missing bonds from your whole portfolio. For example, I have 4 bond types. Bank Guarantee, Owner Held, Term Deposit & Retail Bond Board. The filter does not allow me to search from all bond types if any of the tenancies are missing a recorded bond. I need to go through every tenancy to identify any that have no bond entered.

Area set up flow through
Can the program be set for when a new property ECR is entered, the areas entered for the report flow through to be the areas for the routines?

Ability to add Global comments/disclaimers to Work Orders, Statements, Invoices etc
In Rest we had the option to add our own global comment to things like Work Orders, Statements, Invoices, Income and Expenditure reports. This allowed us to have a tailored note or disclaimer within the document. At the moment we can only add tailored information within body of the email.

Automated Tasks
Would be great if Property Tree would automatically create a task against the tenancy 90 days prior to the lease ending and a task when the rent review is due.

tenant invoices to be linked to creditor disbursements
have tenants pay creditor invoices still through the ownership so it shows on landlord statements, and so we can still charge GST. BUT have it linked so these are not paid out to creditor until the tenant has paid invoice.

would be possible put the number first when the system generate auto receipt
when we do the tenant Download, the system generates receipt and email to the tenant, the file name start with ""Receipt6462"" would be possible change the digits to the front of the file name like ""6465Receipt""

Export All ledger type reports in Excel format
Our trust account auditor struggles with this every single year. They need the reports in excel format for analysis and testing which we cannot provide. Please enable the ability to export these reports in excel.
