  2. Starting to get extremely frustrated with the 'automated scheduling' of inspections, why does it not allow you to block out periods and they keep getting scheduled on public holidays, this defeats the purpose of 'automated scheduling' as you need to monitor the inspection dates all year, so it's actually creating more work for PM's just like so many other features on Property Tree.

  3. Can we request an option under Rent Arrears Automations to have the option to turn off notifications on weekends - ie send only on weekdays.
    Our office does not conduct banking on weekends.

  4. Particularly for apartments in the CBD where the car park numbers often differ from the unit numbers(e.g. #217, on level B3 ). We add the information in the note for our reference. If the information could be found out at one glance in the property tab, that would be helpful for PM, and it won't be easily missed. Thank you.

  5. Sales Statements provide a lack on information on them. I have just paid a Solicitor funds as Stakeholder but when I generated the statement, which should also be stored as a Statement, the Statement shows the Vendor as the Payee. The Statement does not show who the money was actually paid to, nor the reason for it eg Settlement, Stakeholder or anything else. Nor can we see entered bank details for the payee when preparing the final statement which is extremely important to check off.

  6. The last reconciliation should be able to be deleted or edited so any error such as the date can be corrected, not for any reconciliatons prior to this.

  7. With the new Commercial Tenancy Statement, is there any way to filter by a due date for outstanding invoices (outside of rent cycle). Currently, all invoices entered are showing under outstanding, regardless of if they are overdue. This could be an issue as some invoices are entered in well in advance.

  8. When a work order is created the work order only attaches 1 tenants contact details, the work order should show multiple tenant contact details for trades people so they are not chasing us up for further contact details when the 1 named tenant doesnt respond to their calls.

  10. Daily Tenant Download Report - Automatically Sent to Management Staff.
    I have a staff member conducting our daily bank reconciliation and doing the tenant download report. It would be great if there was a feature to send the tenant download report automatically to our management staff.

  11. Currently, if something is accidentally entered or marked as completed incorrectly, there’s no way to remove it from the system.

    For example, we have a migrated “Smoke Alarm” category that we no longer use. There are three properties where this category was marked as complete, and it can’t be deleted from the property tab. As a result, we now have a redundant category cluttering the list that we don’t and will never use.

  12. There is currently an Automated Arrears Notices in place with Days After.
    It would be great to be able to set up Automated Rent Reminder with the ability to send "Days Before"

  13. The new bond increase is great, but it needs to be available for commercial properties and be able to genrate an invoice with rent increase and bond increase.

  14. When generating new REI forms through the tenant card, most documents have to be renamed before they can be sent out due to invalid characters, this should be part of the integration and is just one extra step that we shouldn't have to do. I've also noticed that when generating MA's through REI forms it doesn't pick up all owners names & they have to be added manually.

  16. When a tenancy is vacating and you select 'lease break', a label shows up at the top of the tenancy profile, which is good; however, once the move out date has been reached, the label changes to 'vacated'. Is there anyway 'lease break' can remain there as well?

  17. Two or more tenants listed in a property. They split the rent. You can see who paid it in the trust account statement, but when you receipt the funds and specify who paid the rent when creating the receipt (under the reference tab) that reference is never to be seen again.
    No more I say! Let's get the reference that we spend our time writing up every, single time, to appear on both the rental ledger, and the receipt itself that is sent to the tenants. This way we aren't left debating with a tenant because the rent is behind…

  19. For the properties that do have compliance already, is it possible to create a compliance template fields that gets created and sent out automatically at the end of the compliance expiry to the landlords?

  20. Firstly, a new owner shouldn't not receive any payments until the settlement date has been reached. Any funds should be automatically held until the actual settlement date has surpassed. We have had an instance, where an owner received rental payments well before the property had actually settled, the settlement date subsequently changed and made it very hard to change the change of ownership date, not to mention that the owner didn't legally own the property at the time of getting the funds. Secondly, there should be a function allowing you to edit the change of ownership date.
