Owners Statement
An owner has requested that his statement has the EFT details of payment removed for fraud purposes.
Currently the account number is partially blanked out where you can only see the last digits.
We would like the option of a statement where this is removed completely for those owners who have security concerns.

Total overall arrears to show in mailmerge for commercials
We want to create an email mailmerge for a commercial tenant to show their arrears for rent, budgeted outgoings and any other invoice. We also want to highlight the overall total of their arrears figure. However there is no template field that gives the overall arrears figure.

Archiving a tenancy when management is lost
When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.

I’d like to suggest adding a “Filter by No Tag” option in the property listings view, so users can easily check which properties are missing tags.
I believe this would greatly improve usability and should be relatively straightforward for your team to implement.

Trigger for Tenant Receipts
Have the ability to send a tenant receipt when funds have cleared not when the bulk direct debit batch is processed.
Send an email to the tenant to advise the direct debit has been processed and once the funds are cleared, you will be issued with a tenant receipt. Once the clearance days has passed and banking has been completed, have the option to send tenant receipts for cleared funds.

Pay Agency
Do not allocate the management fee until the rent as cleared.
I am finding that with direct debit, the management fees are being allocated to the agency and if you pay the agency these are paid out before the funds are cleared.
PT does not release uncleared funds to an owner so why release the management fees to the agency when the rent has not cleared.

Remove Uncleared Funds
Remove uncleared funds from the landlord end of month statement.
Feedback from clients is that it is not relevant to have this on the statement as the funds are not cleared so how is it relevant to report at end of month. If the funds clear it will appear in the next month which is how it should be.
I have also had this feedback from clients who have large portfolios have their accountants have requested the same thing.

We need to be able to save a copy of the Strata By Law to the strata details under the property
As part of the new legislation we need to be able to retrieve strata By Laws to provide this to the tenant. We should be able to save the document against the strata details under the property.

Find Profile - Filter by Property Type (Commercial / Residential)
Under "Managements" -"Find Profile" a "Type" of profile to select should be Commercial. Currently we can only choose "Properties" which filters ALL properties. "Type" of profiles to search to be added could read Residential or Commercial. Adding Tags to properties not ideal.

When in documents tab it would be of great use to have an archive folder so that old or expired documents can still be accessed however current documents would be quicker and easier to find.

Tenancy ID merge field for Rent Increase Auto Communication
An enhancement to our auto communication templates for rent increases. It would be incredibly useful to include the Tenancy ID as a merge field in these templates.
This addition would streamline our process, especially in cases where tenants are paying their bond top-up directly to us. Having the Tenancy ID clearly referenced helps ensure payments are correctly allocated and reduces the risk of confusion or mismanagement.
We believe this small change could make a big difference in efficiency and accuracy.

Edit list editor
Currently you can add categories to the 'List Editor' section in PT but you cannot disable categories you may not use causing the list to be extremely long when sorting and allocating documents you are saving etc.
It would be good to be able to untick categories we may not want to utilise.

Flag communication emails and auto completing
Being able to flag emails in communications that you may need to come back to but don't want to forget.
Emails automatically completing themselves after a certain time frame e.g. 3 months.

Credit Card as a payment method
We would like to see credit card added as a payment/refund method. In context, we have holiday rentals and sometimes are required to refund to a holiday guest during their stay or refund $$ if they cancel or leave early. Our bank has advised that best practice in this instance is to refund to the method of payment received.

BOND TOP UP MAIL MERGE
Add a condition to the merge mail to only send out the message to tenants that actually have an outstanding bond, instead of sending it out with a "$0.00" amount
Add another merge field for the bond top-up, so only the bond amount that is outstanding on today's date will be sent to the tenant, and it doesn't add the bond amount of the next rent increase as well. Need a merge field for "outstanding bond up until today" and one for "outstanding bond in total".

Dedicated Key Register (sign in/sign out)
it would be really helpful to have a key register where we could assign key in/out and assign trades/ownerships/tenants etc. and also the individual with the keys (i.e. jack) and contact information for the individual responsible for the key. Also to be able to print a report of the keys each day to see which keys are still out with trades. an important part of this would be to have the ability to have the keys "not to be returned" or similar if an owner is taking possession or management ending etc.
