  1. When a tenant vacate date is entered, we should be able to put in the tenants bank details so that when bond is received, we can process the refund quickly.

  2. It would be great to have customisable shortcuts on the dashboard that allow a user to set their own 'favourites' eg. Create a receipt. Helps reduce clicks to get to functions that are used regularly.

  3. When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

  4. When adding new property, please have a tab to select business role/property manager rather than having to select it after you have saved the property and tenancy. As this then makes it go to unassigned automatically and creates a lot of difficulty.

  7. Allow owners with multiple properties to have multiple bank accounts - a different account for each property rather than needing to create multiple ownerships.

  8. Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

  9. It would be a good idea to have a space listing all your terminated properties on the vacancy dashboard so you can see not only your vacating but also your 90 day termos coming up etc.

  10. Currently, the owners need to download the ledger in order to view the tenants 'effective paid to date'. The ownership portal currently only shows when the tenants next due date is for rent, which is not reflective of when the tenants are actually paid to. It would be great if this could be changed to reflect the effective paid to date as it is a more accurate representation of the rental payments.

  12. Property listed for sale/settlement date.
    would be helpful in the vacate section of rent & Lease to have tab for sold, so can enter settlement date so rent is not paid past settlement.

  13. Ability to enter an increase to bonds like we do when entering a rent increase to the rent schedule, and this would need a due date.

    The due date could trigger an auto comms to send that the bond top up of X is due to be paid, and auto comms could be set to send X days ahead.

    This way, the original bond details remain (what was required at the time of commencement) and would track all bond top ups as rents are increased during the tenancy.

  14. Keys - It would be great to be able to enter a note in the key field that shows up on the property screen when there is no key number allocated, eg, if the agency does not hold a key for whatever reason.

With the changes to the Legislation coming into effect on 1 October 2022 with regards to Notice to Leaves without grounds, is there any way to enter a Notice to Leave for a Fixed Term Tenancy without having to put it in the Vacate section – basically, if we enter a NTL for every Tenant for the end of their tenancy, every tenant in the database will be classified as “Vacating” – is there someway around this?

    After discussions with a number of clients, feedback has been that the Termination date on the tenancy could be used to record this date, as this does not trigger the normal vacate activity. We will continue to review further feedback and votes towards any changes. Thanks, Ange - Product Team

  18. Do we have a time frame yet when Property Tree is going to be more user friendly with holiday management? ie ability to only enter tenants as prospects?

  20. when another agency takes over a property, instead of entering a vacate notice (as the tenant isn't actually vacating) I request a feature maybe on the three dots under tenancy that can say "management takeover"

    In this page it will open up and you can enter the reason for loss, the new agency details.
