  3. We have residences that have multiple rooms and we assign keys per room and also have groups/region of keys with a letter to distinguish the group/region eg:

    A15/1

    This format is not currently accepted as a key number.

    We NEED to be able to record our key numbers in this way.

    Currently they are recorded as eg: 15/1 but this will not prove acceptable moving forward.

  4. For compliance/ avoiding mistakes. It would be great to have the requirement to add the 'management agreement' under documentation before setting up the owner profile in PT

  5. Instead of having to filter through the documents tab to find the most current lease / MA, the current lease and MA should be able to be viewed by clicking on a document icon within the profile box (like that of the email icon)

  6. In Rest you were able to go straight to the property and bring up all transactions / creditor payment made for that property instead of viewing through owner ledger and searching.

  7. Have a Tenant/Owner's "Preferred" Name show in the Contacts View. At the moment you can only view a tenant's preferred name if you open up the Contact to amend it. It would make a huge difference when making phone calls to have the preferred name show on the main Ownership/Tenancy screen.

  8. It would be great to have the ability to record when a tenant has been removed from a tenancy without having to create a whole new tenant card or simply delete the outgoings tenants details.

    Deleting the tenants details and changing the profile name just erases the tenant and makes it hard to provide a reference for them in future.

    Creating a new tenancy card means having to download and re-upload all files from the old card to the new and prevents the display of their previous history when generating a ledger.

  9. To have the option to remove the one time code on login - it is very inconvenient for our reception computer when different staff require documents or information and cannot gain access. Or if the program did not time out after a certain period and require another login.

  10. It would be great if we could input a history of tenants who have transferred in and out of a lease.

    Sometimes there are 1-2 new tenants across a few years, sometimes there are 25+ different tenants across 10 years, and without the ability to concisely document this we need to go digging through previous records e.g. tenancy applications, manually stored PDF files, bond deposit history - so it would be great to have this feature.

  11. We're currently investigating Web Advertising with Property Tree. We're interested to know what you think - would you like to see this information held within Property Tree? Are you using a different solution for your Web Advertising? Does this other solution have other functionality that assists with leasing your properties (ie. application processing)?   12. In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.

In Rest we had the ability to set up 3 different rental columns for Residential Tenancies that could be set to weekly/fortnightly/monthly which was great for the likes of Rent + Carpark or Boarding Houses with regular charges. This way handled these types of tenancies better than recurring invoices

  14. Would like to be able to keep file of the type and brand of appliances, heating, cooling under the property profile e.g. in cases of hydronic heating, electrical HWS, refrigerated cooling. Would make it quick and easy to send out the correct trades/companies without needing to sift through previous maintenance or property photos (and where people will automatically look for this information).

  15. The program would be better if the funds for each property could go to separate banks not tied to the ownership because lots of owners have multiple properties with different mortgages. NOT just a percentage of the total or a flat fee

If we had an Insurance Tab similar to the compliance tab we would be able to do a health check on our portfolios to ensure and encourage all rental providers have their landlord insurance policies in place. this would help identify rental providers with no insurance and mitigate risk to office and rental providers. From a business perspective this would ensure the health of our rent roll and provide value and service to our rental providers

  17. Once a lease has expired and rolled into a periodic lease we don't want the tenant to appear on the expired leases. We want to mark the tenancy lease as periodic and keep the lease end date entered as a record that there was a fixed term lease previously.

  20. eg: if renter has a part payment and is vacating, show a positive under the rent (Total Arrears) instead of showing $0.00 show a + to indicate overpayment
