  1. After I retrieve the rental ledger, I would like the Property Tree screen to revert back to the tenancy profile page automatically.

  2. When completing the Bulk Portfolio Assignment from one Portfolio to another Portfolio, it would be great to be able to edit the list to remove any properties you do not wish to be assigned to the other portfolio. Also, if there was an option at this point to use tags to filter properties, and select between residential and commercial tenancies.

  3. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

  4. Recently we entered a tenant in as a creditor and our trust accountant clicked on the 'use existing contact' not knowing that by doing this, it would affect his current profile. Our tenant then no longer had access to his portal and had to set it up again. Perhaps what would be helpful is a 'pop up' to advise the user that by clicking on this, may affect the current profile.

  5. During a change of ownership, the vendors insurance information transfers to the new ownership and should not. Insurance policies relate to the owners not property.

  6. We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.

    The reason is largely due to Bond Claims pending action.

    To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).

    As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.

    I was wondering if we could have an alternative to “archive” for these tenancies?

    We want the bond to come up on the PT…
