  1. When their is a change of Property Manager the records in Bricks and Agent change, historical posting of jobs should remain under the name of who posted the job.

  3. In the owner contact and under Statement Information, the statements and Expenditure Reports are currently combined. This should be separated with a choice of either of both as not all owners request an Expenditure Report as they don't want to be charged, at the moment it cannot be turned off as if it is then they don't receive owner statements

  4. It would be great if the reason and amounts of credits issued against invoices show on the ledger. E.g. when you write off a small balance owing on a water invoice, say $0.03. I put it in the reason for the credit, but the description doesn't show on the ledger, nor does the credit amount show separately.

  5. When a creditor gives a refund (credit) against his original invoice.
    It would be good to allow the credit to be entered against his previous invoice or on his ledger.
    Even if it leaves a credit balance on the creditor.

  6. I would like to suggest that documents are automatically deleted from the file if archived 7+ years - to be in alignment with privacy requirements
    OR
    Report to be generated showing files that have been archived for 7+ years so we can review and delete documents accordingly

  7. An enhancement to the MRI Owners Portal that would greatly improve compliance and reduce manual follow-up for property managers. Enable owners to upload their landlord insurance documents and update policy details (including expiry dates) directly in the portal. The system could update compliance on the owner card and if applicable automatically send reminders to owners when their insurance is due for renewal.

    Key Benefits:

    Owners can self-service updates, reducing admin workload.

    Automatic reminders (e.g. 60/30/7 days before expiry) help prevent lapses in coverage.

    PMs can view status at a glance and export reports for compliance.

  9. It would be great if we could select to have automated reminders off on weekends and public holidays. Currently we have to manually turn off on a Friday and back on Monday. To have an option to have them automatically switch off for these times would be fantastic and stop a lot of abuse and grumpy people emailing to say a payment has been made and we don't receipt over weekends. Despite having an automated email advising everyone, they don't seem to read these.

  10. As you are able to bulk edit and close routine inspections in Inspection Summary, also have the option to do this for Ingoing inspections (for apartment/co-living accommodation configurations).

  11. When processing an invoice in Invoice Genius, the system should clearly identify if a property has been marked as Lost Management or Not for Relet where this has already been set up in the property profile.

    At present, Accounts have no visibility of this information in Invoice Genius. If these statuses are recorded against the profile, they should flow through and be visible during invoice processing. This is basic operational information that the Accounts team needs in order to do their job accurately and efficiently.

    To be frank, there is nothing “genius” about Invoice Genius in its current state. Issues…

  14. The tasks is great, I love it but it could be so much better!

    I have seen a few suggestions and they are great but the below with some of those combined would make it perfect.

    • Having a tile on the dashboard for tasks
    • Be able to create general tasks that are not linked to a property for say but to a person/user
    • Automated tasks related to lease renewals, inspections, maintenance, new tenants, vacating tenants, new property etc
    • Maybe a task that can be created to attach with emails to follow up on
    • With the automated tasks, would be great…

  15. It would be great to have the option to invite portal users in bulk by a tag or by a PM.
    Currently we have to individually select each client specifically by searching through the entire database.

    In the portal invite section under managements, communications, where you can select multiple clients by clicking individual tick boxes next to each client, the order is not easy to find specific people, and there is no search ability. This option is really not ideal or time efficient.

  16. When processing creditor payments, open to filter to only see your Agent Portfolio invoices and not the entire company.

    As PM's here at EARE, we process our own creditor payments and would be great to not have to unallocate everyone else to proceed.

When creating a maintenance report to follow up repairs on going, you should be able to put the jobs in creditor order but the creditor is not even noted on the report its purely property and tenant and job number. If im following up with creditors I want to do it all at once with each creditor and I want one report for all jobs in progress I dont want to have to keep printing each individual creditor maint list. Rest used to have a maintenance report which showed every job in progress and in creditor order not property or…
