  1. A log is required for critical date changes. This includes lease, management and rent review dates. Extremely important especially if there is a PM with a beef and is leaving who loses the care factor. It makes people more accountable.

  2. Being able to have a portfolio check of all tasks for the day/week. A checklist that can be used/printed off that shows the daily arrears, vacates, expired leased etc.

  3. Have an area in communications for staff to communicate important information regarding the property/tenant so everyone can see what is happening, eg "advised plumber that the owner authorised replacement of hwu". Everyone can see that it has been actioned.

  4. I understand that companies with large portfolios and who use an offshore team use Airtable to assist with with managing workflows so it would be fantastic to have some integration to minimize the manual data and workflow entries.

  5. Currently, credits can only be applied to rent or existing invoices.
    If a tenant receives an incorrect invoice and has paid it already, it would be ideal to be able to apply the credit to future invoices to make up for the over payment.

    Owner tab with a colour for GST registered and another for NON-GST registered
    Tenant tab with a colour when it is a Retail Lease

    That could save having to search for the information especially when someone on leave or handing over the portfolio to someone else.

  8. Currently owner funds are withheld for payments due in the next 30 days, we'd like the ability to change this to make it shorter based on our business requirements for instance only withhold funds for payments due in the next 15 days.

  12. Would like for PT to have a feature where it will flag or alert the Property Manager if a council or strata rate has not been paid when the owner has opted for this. Or, a report can be generated that will show properties where council/strata rates are to be paid by the agency.

  15. When you are doing work order, it would be really handy to be able to see if you have created a work order but not actually sent the work or quote order. At the moment it says it's open but you can't see until you go into each work order if it has been sent to not. we have had a couple of issues lately where they have not been sent and we think they have.

  16. When an owner is put on hold then there should be an option to either withhold everything (including paying creditor invoices) or withhold only payment to the owner but pay the creditors.

  18. Add a 'Business Role' filter to anywhere there is a filter for Portfolio.

    Including Find Pages, Reporting and all Dashboards

    This will assist immensely when reporting or searching for anything by Portfolio to define the results by a specific Business' Role.

    As an example, currently in Find Profile > You cannot find a simple list of properties that are UNASSIGNED for the Business Role 'Property Manager'.
