  1. List the company name, p[hone and email address of the strata manager who is looking after the building in the event that works or reporting items that are on the common property

  2. In the tenant recent transactions add a column showing any rent credits so it is visible when they occurred without having to bring up a ledger

  3. We are always trying to improve the % of Receipts that process automatically (within defined parameters). Currently we use the Tenant Download report for manual receipts to identify these Renters/Payments and send an email to advise of the problem with their receipts. This email advises them of their Rent amount, Rent period and Rent ReferenceID and includes instructions to assist with where to put the reference. It would be amazing if we could somehow automatically send (where appropriate), these emails (and/or SMS) to these Renters. This would be a real time saver and improve receipting efficiencies down the track by…

  4. Add the ability to create a template that can be sent as a reoccurring email. For example, if you need to send the tenant a reminder once a month.

  6. We have found that strata companies and now many of trades will not click on links. This is causing us duplication of work as we resend the work order as an attachment.

  7. It would be great if we could attach the bond receipt to the bond section of the tenancy card. Currently we have to manually complete the reference number and then save the receipt in documents. Much easier in the one place.

  9. At this present time, no matter who creates the work orders, all work orders created under the portfolio, are listed under the property manager..... so all responses go directly to the pm.

    Why cant the work orders come from who is creating them, that way THEY get the responses back to their email and it is noted who has done them

  12. Breach and Terminations notices would be useful to be shown on Rental Ledgers.

    Tribunal reports are not shared with PMs on references, Rental ledgers need to be the main source of arrears and breach notices information.

    This would give clear insight to Property Managers when looking at an applicants history, and on a business internal view, a snapshot of the tenants history of breaches and termination notices.

  16. have tenants pay creditor invoices still through the ownership so it shows on landlord statements, and so we can still charge GST. BUT have it linked so these are not paid out to creditor until the tenant has paid invoice.

  17. You can search bond by type, however the filter is not functional when auditing to identify any missing bonds from your whole portfolio. For example, I have 4 bond types. Bank Guarantee, Owner Held, Term Deposit & Retail Bond Board. The filter does not allow me to search from all bond types if any of the tenancies are missing a recorded bond. I need to go through every tenancy to identify any that have no bond entered.

  18. An attachment dragged and dropped into a task (for example – an email, a PDF invoice, a document etc) is saving to the Documents Tab Notes column section in the following format ‘'Category: Property Task’. This is not descriptive at all and doesn’t shed any light on what is attached. Is there a way for them to save using the Task Summary wording or Task Category wording instead?

  19. When you have a property and owner that have not had any transactions it would be helpful to archive them instead of having to delete them. Ie Sometimes we will sign up a new management and for whatever reason it doesn't go ahead in the end. We then can't account for that as a lost property in proper reporting and retain the data in PT, there is only the option to delete the profile.

  20. At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.

    We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.
