Recurring invoices - generate 14 days before due date, not on due date
Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

Add phone conversation as a communication record
It would be great if the communications tab could be expanded to include a record of phone calls. I know a note could be created, but all communication events should really be in the one place.
Currently you can see all emails and text messages that have been sent but having the ability to manually add a record of a conversation would really complete this feature.
The communications tab could then be enhanced with an option to filter by 'category'.

Story Sheet
Every transaction sends a story sheet to the purchaser and vendor conveyancer. It outlines the particulars of each sale and all contact information of the involved parties.
The Story Sheet details are collected on one A4 page.
Details include
Agency details and contact information
Selling agent's details and contact information
Property Address (Full)
Vendor's details and contact information
Vendors Conveyancers details and contact information
Purchasers details and contact information
Purchaser Broker details and contact information (if required)
Puchaers Conveyancers details and contact information
Purchase amount on the contract
The deposit paid and the date held in the trust account

Change a Work Order to a Quote Request
It would be great to be able to update a Work Order status back to a Quote Request. (Scenario where a creditor was sent out to complete a repair for example, and a replacement was required, so a quote was submitted)

Owner statements (last payment)
On the ownership window, the last payment should reflect the "last payment" made, even if its $0.00. At the moment, it gets a little confusing because it shows last payment (this could be from a month before) and last statement being the latest statement. I.e an owner didn't have enough money to pay all outstanding bills so this months payment was $0.00. On the ownership window, it doesn't show $0.00. It shows their last payment from the month before.

add reference to creditor remittance
Creditor Remittances - would be good to be able to add a deposit reference (eg account number) to show on the receivers bank statement. Even though the remittance is emailed some large companies (eg credit check companies who receive 100's of deposits daily) receipt the funds incorrectly based on the company name on the bank statement being similar to another agency. They also say the emailed remittance is not received, could be in junk, maybe blocked by email hoster, but either way our funds are not being allocated correctly and it's time consuming to get this corrected.

The ability to click through from the maintenance tab (link) to B&A if this is what is being used, again reduces the additional clicks/steps in the process to navigate through the program.

Sales reports
Sales reporting - there are no reports you can generate for KPI's. All the data is put in for Listing and Selling Agent and dates of agency agreements but you cannot generate a report (monthly, quarterly) showing individual agents commissions etc.

Lease start date on receipting screen
Show the Original Lease Start Date on the Receipting Screen so you can decide whether to enter the amount as a Holding Deposit and enter the date into Hold until for reporting and allocating funds

Tribunal Report - Have the option to select what prints
We want to have the option on what we want to include in the report when generating. Don't want owner contact details, owner notes and owner portal communications on a tenancy report. Others may want/not want other things

Compliance Register - Ability to edit details after they are entered
- Have the ability to edit the 'Category' in the compliance register for a property. This would be handy when the incorrect Category is selected
- Have the ability to edit the details in the Compliance History for a property if required

Attach multiple trades to one work order after quote request rather than creating a new work order for each
Would be efficient to be able to attach multiple trades to the one work order after the quote request stage rather than creating a new work order to each - for example, once you set the status to work order, and then find this creditor cannot complete the work, you have to cancel the job and add a new job with a new creditor. Would be much easier to be able to change the creditor and resend the current work order information.

Document Management Folders
When you open the document tab it should be set into folders or categories so all documents can be filtered into different tabs and not shown as a list of random documents. The categories could be set by each agency like (management docs, invoices, maintenance, tenant docs, compliance, etc.) I know there are categories already however having all documents held together in one folder by type would make things easier.

Add a new reason when cancelling a fee: "delay fee"
When cancelling a fee there are limited options and often we cancel fees in order to pay an owners outgoings then re-enter the fee afterwards. Can you add a new option 'delay'?
