  1. When paying selected creditors (and not all) apparently it will pay ALL outstanding creditors irrespective of due dates. Which means entered instalments for Council rates will not work. This needs fixing as we are a large agency and need to pay statutory rates and taxes weekly - not all creditors - just statutory rates and taxes.

  3. Suggest a lease only option when don't manage it for commercial properties but need to receive first months rent to cover lease fee - and system to be correct as not vacating the property either. Alot of work to enter and setup a tenant that not managing a second option for commercial lease only properties.

  4. When selecting a Task Category within the Task Notifications column, then client ‘View All’, the Category selection on the Task Management screen reverts back to ‘All’.

    It would be great if the behaviour is consistent/the same as when selecting ‘View’ on a Dashboard, which is taking you to the selected report while keeping the filters as selected on the Dashboard.

  5. Can you please add DATE Driven Fees to Property Tree, so a specific date/frequency can be selected instead of an Event.
    • Mainly for Owner and Property Fees (mostly Flat Fees)
    • Examples: Admin/Statement (monthly), Lease Renewal (charging on a specific date when then new lease kicks in, not when the lease date gets updated, which is often weeks/months prior the new lease)
    • Difference it will make: more flexibility (less manual bulk charges, not all events are suitable in PT, can create Mid-Month statement without fee, charge monthly fee in current not next month/period)

  7. Have the option to create an inspection notice for the ownership with all the same triggers as the tenant - tentative, proposed and confirmed. At the moment its just confirmed and this is very restrictive.

  8. It would be great if cntacts being set up could receive certain communications such as an automatic chck box which you can remove some communicatiuons for. We have lots of tenants who have their accounts managed by others or tenants who hold a lease like a company and they put their workers in there. The workers need entry notices and tenant info but not invoices or arrears notices and things. Being able to separate the communication for each tenant as needed would be really beneficial to effective client management and client satisfaction.

  9. Having an outbox that hold emails for individual previous before sending. At the moment we cant see the emails unless we send and then find them again under the tenant or owner communications. When setting up mail merges I have found i have had to send errored merges out until i could get it perfect.
    We need to be able to actually see what is going out.

  10. The work order format is too long, you need to scroll down to the send and completed button and if you put an information banner up along the bottom of the page you can’t see the buttons at all and risk not sending the work order out. I suggest a shortening of the page format so we can see the send and complete buttons without scrolling. The whole work order sending is very long anyway, too many steps and the scrolling down to send a work order is a step too far.

  11. Options to colour code white boxes.
    The multiple white boxes throughout the Agency tab are hard to identify such as Arrears, maintenance etc.
    I would suggest the option to colour code the boxes, for example arrears box red, maintenance blue etc. Coming from Property Me this system is a lot harder to navigate.

  12. All email signatures currently are banners. This is very limited to having the entire content of an email signature within an image banner.

  13. Putting invoices on hold - there should be and a way to hold an invoice and to pay in certain ways

    1. Hold to pay when funds available
    2. Pay on DD/MM/YYYY
    3. Hold till processed to pay

    Additional option to hold funds or not

    This holds the specific invoice and a reports can be done for all invoices on hold, or by section/staff member

  14. Would be good to have all the properties synced into Inspection Manager rather than just the ones with upcoming inspections. We have to enter them into inspections summary as ingoing/outgoing and then sync to IM but once we close it it charges a routine inspection

  15. Please could we have the ability to cancel and archive several work orders at once rather than having to click into them one at a time. We are in the stages of cleaning up our system and have multiple pages to archive and have only found we can do this one by one which is not an efficient method. Thankyou

  16. To remove the ability of the renter to change the Routine inspection date in their comms via the portal. We are unable to use the automated reminders due to this. This would save us so much time as we are having to remind our renters of the inspection times. Thank you

To be able to sign a new lease agreement with the tenant prior to the current one ending and schedule the lease dates to update once the new lease is in effect, similar to how a scheduled rent increase works. Instead of needing to remember the dates on a calendar and updating them manually. This would help keep the dates for lease renewals current. I usually have my tenants sign a renewed agreement 60 days prior to the end of the current agreement when they are given notice of a rent increase. I can schedule the effective rent increase date…

  18. For Ownerships that have multiple properties on one statement, the properties should be sorted in a logical order. At the moment, they are not in numerical order by way of Unit number. There should be an ability to set the order by Unit Number or an order of your choosing.
