  1. As with auto comms for up coming routine inspections, auto comms for rent increases just before they are about to commence would be helpful.

  2. It would be extremely helpful in tribunals or regarding any communication discrepancy to have this feature attached to emails sent so you can see whether the recipient has received and opened the email (also including a time and date stamp).

    We're pleased to advise that this feature has been released! You can now see the opened date/time for emails that are sent from Property Tree in the Communications History. This information will appear in the status details column, if you cannot see this column by default, use the three dots menu to select it to appear. Thanks for helping us make this happen.

  3. With the implementation of 2FA and codes sent via text for access, are we able to suggest as an option the Microsoft Authenticator App as well?

    We're pleased to advise that you can now setup multiple authentication methods for accessing Property Tree such as Google Authenticator, Okta Verify, and Biometrics (Face recognition/fingerprint access) alongside SMS. We strongly recommend having more than one form of authentication configured, and you can choose which one to use when logging in or making account changes in Property Tree. Thank you for your patience as we rolled out the new login process. Check out the Multifactor Authentication Options to learn more about the MFA options available or Change Multifactor Authentication to learn how to update your factors.

  4. Be able to invoice a tenant direct to creditor not through the owner. For example if the bond claim is received prior to the invoice being received the owner does not get paid the creditor gets paid the invoice. Rest used to have this option.

  5. Option to have Owner/Tenant Portals active so our clients can login and see information but have the option to turn off portal messaging. Owners/Tenants would just email as normal. There's alot of limitations to the Portal messages inbox. We want to use the portals but would prefer not to use Portal messages.

    We're pleased to announce that all emails sent to your Portal Contacts will be sent as emails, and those contacts can reply to your emails! No more having to login to the Portals to reply! If you are using the communication platform, then those replies will come into your Property Tree inbox. If you aren't using the Communications Platform, then those replies will go to your external email inbox. You will still be able to send a Portal message if needed, as will your Portal contacts, however the amount of portal messages will decrease as the primary form of communication is now emails.

  6. Creditor statements are sent to the main contact against the creditor. This should only be for maintenance. The statement should be linked to the accounts contact, if one is entered. Primary should only be used if there is no accounts contact

    We're pleased to announce that this suggestion has now been released! Creditor Contacts that are marked as Accounts will receive a copy of the Remittance Statement via email. The Company Contact will still receive a copy of the Remittance Statement as normal.

  7. When doing a bulk mail merge, whether email or letter, we want to be able to edit the text before it's sent. Currently it's really time consuming having to alter the template itself prior to the merge and then change the template back again. This is primarily to enter a breach date for arrears

  8. Like REST , can we please be able email tenants/ landlord's ledger as and when it is viewed in order to save time. Else, we have to save on desk top and then email . Later delete what's on the desk top - It's all time consuming! Thanks

  9. It would be helpful to have the portal messages in the same area as the communication platform. Checking and replying to messages in two different areas is confusing and time consuming

  10. Under Tenancy/Lease and Rent/Next Rent Review, would you please add the type of review for commercial tenants, i.e. Market, CPI, Fixed Increase. This also needs to be available on reports and in mail merge fields

  11. Add a section in the lease, rent & budgeted outgoings section to include if the lease has an option on it. Ie, they are in a five year lease but have a 5 year option after the initial lease has finished.

  12. The compact owner statement template needs to show the full property address including the suburb. At present it only says the street address and number. This has been questioned by brokers when owners are re-financing.

    We're pleased to announce that this is part of our December release. A property index showing the full property address of active properties for that ownership will  now display at the end of the Compact Ownership Statement.

  13. It would be great to have an option to immediately block a staff member when they leave and then revoke access later.

    This way you would have time to transfer their portfolio and assigned tags in inspections rather than having to do all this before you can revoke their access.

    This featured has been released! You can  now disable a users access within the User Management without having to assign their portfolio prior. This will disable any currently active user sessions for that particular  user within that database.

  15. We want to be able to use the auto communications for lease expiry but there is no way to exclude tenants that are not having their lease renewed. Can this be an option so if we have been instructed not to renew the lease, we can suspend the lease expiry communications for that tenant

    We are happy to let you know that this suggestion has been released. When you have the Automated Communications turned on for Lease Expiry: Tenancy and/or Lease Expiry: Owner you will have the option to suspend notices from being sent for individual profiles. This is found in the Tenancy Profile under Lease & Rent > Notices.

  16. Would like the ability to change the GST value against an Ownership profile mid tenancy. Having a Commercial Owner become GST Liable and having to add all new properties and tenants is very time consuming.

  17. Have the ability to add an attachment during the bulk email (before sending), this would be helpful so we can have an email template for mail outs that have newsletters attached, or updates to office operations etc

  18. Currently, termination dates will only show on the Tenancies Vacating report if there is a move out or charge to date. We cannot report on tenancies that have been sent a termination date. At the time of sending the termination notice, there isn't a charge to or move out date set, we need to be able to report on these tenancies. Would be good to have termination information on the dashboard alongside the vacate information

  19. There is an unsubscribe option that Owners can click on at the bottom of the Ownership Statements email.

    As most Agencies no longer post Statements, this option is not viable given if the Contact does unsubscribe, they are automatically set to 'Post' for all communications.

  20. Multiple SMS for inspections and all communication. Would love to be able to write once for an SMS and send it to all renters at one time instead of having to do it multiple times.
