Reply all to emails in communications tab
When replying to all in the communication tab, the email response does not go to the sender(not all recipients) just the people CC'd in the email. This only started happening when the Forward tab was included last week. Prior to that we could click on "reply-all" and everyone included in the original email was included in the response.

Allow fixed increases to be adjusted using a method eg 4% annually
All rent or outgoings to be adjusted using a method eg: 4% annually, rather than having to manually calculate the actual amount and set up multiple manual adjustments. This makes it impossible to reflect on how the rent has been increased over a period of time without having to manually calculate the difference, which is extremely time consuming.
7 votesWe're pleased to advise that you can now add a rent change by a percentage amount.

Rent Reviews QLD
Recent changes in legislation now mean that Rent Reviews in QLD are linked to the Property and not the Tenancy. It would be helpful to all QLD users to have a Rent Review option under the Property Profile so that we have the correct information at hand without having to look back into archived Tenants etc.
4 votesWe're pleased to advise that a new "Property Last Rent Increase Date" merge field has been added to your Mail Merge Templates, alongside the ability to now merge the Last Rent Increase Date to your REI forms.

Authenticator
Why do we have to keep logging in & adding an authenticator code every time you go into paying accounts, amending account details etc. If we are already logged in, why do we have to log in again just to confirm current bank account details or payments? Surely our login would know what we are authorised to do.
1 voteWe're pleased to advise that this was released in April. You will not longer be prompted to login again when making payments, you will only be prompted for the multifactor authentication step (whichever one you have set up).

Adding NOTES to the inspection summary list.
It would be good when the inspection manager prints out the list of inspections to have any Notes on the list visible on the report. At the moment she has to go into each individual property and check notes one property at a time.

Tasks against Maintenance Requests
Since adding the Task functionality, it is not easy to find a task against a property for Maintenance requests. Is there any likelihood of adding a Task Tab to the maintenance requests, so we don't have to go out of the Request details and into the Task Tab to find the task set? Also, a task set for maintenance doesn't appear on the task tab - you have to click the magnifying glass for it to appear - which is not the best when searching in a hurry.
Also, I wasn't sure if this idea should be posted here or…
2 votesWe are pleased to advise that this has been released - you can now add/edit/view your tasks within your maintenance jobs.

Increase the Automatic Log-out time from 59minutes please.
I'm all for the new multiple security measures you've put in place, but I'm NOT down with being automatically logged out after 59 minutes of being inactive. I hop in & out of Property Tree at various times throughout the day, and often I'm out for more than an hour at a time. I want to ONLY have to log in to Property Tree ONCE in the morning, and then not have to keep re-logging in. It's annoying and frustrating ! It should keep you logged in until say 6pm at night for example.
234 votesWe're pleased to announce there is a new Company Security section within your Configuration > Trust & Company Details that allows you to set your automated logout time. This can be set for 1,2 or 3 hours - You will then be logged out of Property Tree if it is left idle for the time you have set.

Send a "Nothing to Pay" Tenancy Invoice When Held Funds are Allocated to a Tenancy Invoice
When a tenant's held funds are allocated to a tenancy invoice that results in the entire invoiced amount being paid by held funds, the tenant is automatically sent the invoice with no record of the held funds allocation. The tenancy invoice is not clear and tenant's are assuming the invoice requires payment.
However, when part of the invoice is paid by held funds the amount paid towards the invoice is shown under the "Paid/Credited" Column. The same format should be used when the full invoiced amount is "Paid/ Credited" or the addition of a "$0.00 to Pay" Banner/ Alert on…
3 votesWe're pleased to advise that this was released yesterday. A paid/credited column has been introduced to the Tenancy Invoice to clearly show when funds have been allocated to the invoice at the time of generating it, giving the Tenant a balance per line item and total balance (whether there is still an outstanding amount, or it was paid in full).

Allocate Notes to Different Staff
It would be good when creating a note to have the ability to allocate to another staff member, for example when creating a lease renewal task to send to Admin to send lease or when leaving a message to call this person.

Add the ability to apply activity schedules/task lists
Add the function that we can apply a to-do list against the property for recurring tasks/to-do lists. We need to be able to manage a large workflow and without having the ability to track tasks/schedule reminders easily, this software is a major let down. It would also help us for our file compliance if we could use things like a 'new tenancy' checklist which we could customise to count back items that are due before a tenant takes possession, i.e. get holding deposit, request bond, remove from advertising, arrange smoke alarm inspection etc. I feel like we have to use…

Have a Tenant/Owner's "Preferred" Name show in the Contacts View.
Have a Tenant/Owner's "Preferred" Name show in the Contacts View. At the moment you can only view a tenant's preferred name if you open up the Contact to amend it. It would make a huge difference when making phone calls to have the preferred name show on the main Ownership/Tenancy screen.
121 votesWe're pleased to advise that the contact's preferred name now appears in the contact list on the profile.

Ability to update Commercial tenants outgoings once saved
With the updates to entering Commercial tenants, you are no longer able to go back into a rent schedule and add in Outgoings if these were not entered initially - this was able to be done before but not any more. Can this please be amended back so that the field appears for Outgoings - often we may not have the information at that time and need to go back in and add this later which now cannot be done.
7 votesGreat news, this has now been resolved.

Require a second 2FA to make changes to any banking details the same way that banks will typically require a second 2FA to add a new EFT payee or make a transfer

Multiple/bulk SMS sent at once from Tenancy profile
We would love to be able to send bulk loads of SMS to selected profiles the same way we can do that with emails. At the moment we can send large volumes of emails in several different ways but the option for SMS isn't there.
11 votesWe're pleased to advise that this feature has now been released! You can now create SMS Templates and choose SMS within the mail merge process (whether from the Profile or Managements Menu). Check out the release notes here https://propertytree.elevio.help/en/articles/68976

tenant invoices paid via allocation to show paid on invoice
When we process water invoices and tenants prepay towards water invoices.
The invoice emailed to tenant doesn't clearly show it has been paid - no amount showing in "Paid/Credited" column.
We always get tenants contacting us to say invoice should have been paid via prepayments.3 votesWe’re please to advise that this has now been released! We've updated the Tenancy Invoice to include a paid/credited column per invoice line item and total invoice balance to make it clear what is owing when held funds are allocated at the time of invoice generation.
