Automated Lease Expiry/ Lease Renewal message to owners and tenants about specific recommendations on upcoming renewals.
Hey Team!
It would be handy to customise lease expiries/ lease renewals communications on specific tenancies, such as a "task" orientated set up specific for lease expires/ lease renewals on individual properties.
Basically what I want to do, would be to customise an email to an owner recommending an increase amount and renewal for 12 months, however rather then creating our own email and sending it every month in advance to every owner, it would automatically be sent on a specific date that we set.2 votes -

Property Tree Portal inbox when Property Manager is on leave
When a tenant puts in maintenance or correspondence through the portal, the notifications pops up in the Property managers inbox at the top right. If that person is away and no one is login into their profile then no one lese knows about it.
It would be great if we can put an out of office or something in so the notification goes to someone so important maintenance doesn't get missed.5 votes -
ability to add columns to certain reports/lists in Business Insights
Ability to customise reports by adding particular reports for instance with the rent review reports when selecting a list of the properties that have never had a rent increase we can't see an original lease date field or lease end field that we can then sort and filter down to the relevant properties.
The filters on some reports aren't working in particular the original lease start date filter and the column doesnt show on the report.

Bulk work Orders from Compliance Register
From the Compliance register Search results
Have an additional action to Create Bulk work orders, that include all relevant information from the notes
So i can send multiple work orders for one trade in one easy action

Management Agency Agreement - available in Ownership Tab
It is often difficult to find all MAA's for an owner. It would be good to be able to easily see these all in one place. Perhaps under the Ownership tab? If the view could be similar to compliance, that would be so much easier to find current and past MAA's.
These are key legal documents that should be quick and easy to find. Thank you.

Show portal communications under the tenant/ owner tab in Property Tree
At the moment the portal communications are only accessible via the envelope tab. It would be very helpful to have the comms saved in several locations in Property Tree, i.e. under the tenant/ owner tab

Deactivating Bricks & Agents (Maintenance Plus) without having to close all jobs first
Bricks & Agents (Maintenance Plus) is a third party product that integrates into PT/MRI. We as PT/MRI Clients should be able to deactivate regardless of whether jobs are open or not in the maintenance tab section.
By PT/MRI not allowing this option it allows the third party application to hold us ransom to their product which we are no longer wishing to use.
Either -:
PT imports the job information in full form third party and allows deactivation without jobs requiring closure
PT allows deactivation without jobs requiring closure so that we can start using the property tree maintenance product…

Property Details - Theatre/Study
The property details section should have the option to include theatre/study so when looking at the property card for rent reviews/advertising, it is easy so see these additional features rather than just 4 beds, 2 baths, 2 cars.

Sort ‘No Payment Info’ on Ownership Payment screen
On the Pay Ownership screen:
It would be great to have the ability to sort the column of ‘PAY AMOUNT’ in order, so all the owner's with missing payment details (displayed as ‘No Payment Info’) are grouped together for easy identification.
Currently, they are not always listed/sorted in order.
It's not very user friendly having to export the grid as a CSV, set filters to sort and identify any missing payment info.12 votes -

Information that displays on Tenant Receipts
Have the ability to customize a tenant's receipt.
Rent paid to and from dates on tenant receipts are confusing tenants, it should have rent paid from {date} to {date} with part payment {$amount} effective paid to {date} like the tenants ledgers.11 votes -
Improve payment percentage split to landlords for unusual percentages
Currently when an ownership profile and bank details are set up, Property Tree does not allow for unusual percentage distributions to owners when there are multiple owners.
For example, if there are 3 owners with equal ownership of the property and each has different bank account details.
Currently Property Tree accommodates 2 decimal places.
- Owner 1 - 33.33%
- Owner 2 - 33.33%
- Owner 3 - 33.34%
Total 100%The problem with this is that certain Trust set ups do not allow for this inaccurate percentage distribution.

Total Arrears on tenant profile should show rent/invoice arrears separately
In the tenant section the "Total Arrears" should only show the rent arrears & not invoices too, I suggest creating a section below that showing the total invoices owing.

Water Usage Meter Readings
Ability to have water meter readings automatically updated on the property profile when processing water usage tenancy invoices through Invoice Genius.
Invoice Genius can process water usage from eBills with the tenancy invoice description reflecting the meter readings. However, this does not currently feed through and update on the water usage section of the property profile. This should be automated where the meter readings are updated on the property profile once the water usage is invoiced.
