  1. The Rent Summary Report within the Tenancy Tribunal report is a very difficult report to explain at tribunal when an explanation is required eg to a judge and or tenant

    It would provide alot more clarity if the Date Paid column also included the paid to date of the rent paid at that date. This would explain the Arrears Amount column as well.

  3. I'd like to see a specific function which expands the current tags function that allows for ownership payments to be date specific on a monthly basis. For example a landlord requests that their rent be released to them on the 20th of the month to coincide with a mortgagee repayment. This function would be particularly helpful to ownerships with multiple properties rather than paying rents each time a tenant makes payment. The function should only allow for the release of funds on that date as a failsafe when paying other ownerships also.

  4. A system or notification option that showes how many times a renter has been issued a notice to vacate for rental arrears, to easily show what strike within a 12 month period the renter is up to.

  5. When notes are pinned to Tenancy receipt is it possible to have an alert noise of some sort. Many times the blue line with the note is missed and payments are allocated incorrectly. This also applies to Ownership - Creditor Invoice. It needs to have the ability to be turned on or off as some may not like it making noise all the time.

  7. To reduce any Bank Rec issues because it hasn’t been done for a while, it might be good to get pop-up reminders, alerting Agents to take action.
    For PT users who are not required to do Bank Recs at all, it would be good to have a turn on/off option for such reminders (controlled by MRI on the Admin Portal, not accessible for users). Maybe get users to sign/agree on that.

  9. Could there be a way to save the edited version of a Merge Letter? The letter template only is saved into Communications so no record is kept of what was actually typed and sent.

  10. Pre- tick sending inspection reports to "owner" type only in inspection emails to ownership entity. It currently pre-ticks to send to all ownership entities eg. Emergency contacts.

  11. We are required to have a water meter read on the Ingoing Property Condition Report though there is no where for this information to be carried over into PT.
    We will need to check invoices prior to the auto processing incase a property has been sitting for a few days and retic has been on / property has settled / water leak. We need to be able to clarify which has always been a great audit feature when you can put the KL used with the dates. Didn't need to go back and look through invoices and clarify as you…

  12. On the creditor invoice breakdown screen, it would be good to see a traffic light system highlighted on the $ amount.
    Green = enough funds in owners account to pay it.
    Amber = enough funds in owner account however there are other priority bills to pay so there may not be enough money to pay this creditor now.
    Red = not enough funds in owner account to pay this bill now.

  13. Currenting in the Communications you can filter assigned to me or company, we are a larger office with 5 portfolio's it would assist with being able to filter by portfolio. 1 to monitor each portfolio on how they are tracking with response. 2 if a staff member is off sick or on leave another team member can filter there communications and action accordingly.

  16. Ability to filter reports by Suburb/Street Name, Bed/Bath/Car (on Find Profile, Rent Reviews, Tenancy Leases). Tags are good but we end up duplicate this information that is already in the profiles

  19. Capture more information in the information audit, such as changing dates (leases, vacating), bond details, charging fees, editing bank account details. Would be good to be able to have this accessible by profile too
