  1. It would be good to have a separate option to switch off the creation of an Income & Expenditure report for an ownership, if possible. Currently, the only option is to switch off Statements and Income & Expenditure Reports

  2. Creditor current banking details to show when loading invoices.
    It is too easy for a creditor to change bank accounts and not advise in writing separately.

    Just changing their details on an invoice seems to be the new norm.

    We need to see the banking bsb and account details to check when loading invoices.
    Or the sale of a business and we are not advised.

  3. To reduce any Bank Rec issues because it hasn’t been done for a while, it might be good to get pop-up reminders, alerting Agents to take action.
    For PT users who are not required to do Bank Recs at all, it would be good to have a turn on/off option for such reminders (controlled by MRI on the Admin Portal, not accessible for users). Maybe get users to sign/agree on that.

  4. We are required to have a water meter read on the Ingoing Property Condition Report though there is no where for this information to be carried over into PT.
    We will need to check invoices prior to the auto processing incase a property has been sitting for a few days and retic has been on / property has settled / water leak. We need to be able to clarify which has always been a great audit feature when you can put the KL used with the dates. Didn't need to go back and look through invoices and clarify as you…

  5. When Receipting rent it would be good if you could use a short cut to the bottom receipt amount (+) like rest as now we have to add the weekly rent up and receipt the balance to invoice credit due to alot of tenants paying extra for water usage.
    PT doesn't let us know if for example: tenant pays fortnightly rent and one is at the old rent and one week at the new.

  6. Tenant invoices created through invoice genius should be able to be sent to all/multiple tenants not just the primary tenant (as this option is available when entering a single tenant invoice).

  7. We can view through the eye statements although it is not how they appear when being sent to an owner and too large to be able to check especially on a larger rent roll. Ability to send statements to agency like the Income and Expenditure Reports so we can accurately check statements prior to sending to the owners

  8. Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

  9. An alert should come up when sending out an invoice via the create tenancy invoice to a tenant who does not have emails or it should print automatically. The button is "Create Invoice" so unless you look for the details you can think it has emailed, as it doesn't prompt to print.

  10. currently there is the ability to do a Property Journal or an Owner Journal.

    It would be very useful to also have journals for:

    • Tenancy Funds Journals: to allow journaling between tenancy funds where tenant may have different properties or moved from one property to another

    • Sales Journals: to allow journaling from Marketing & Sundries to Sales Deposit and vice versa

  11. When an owner is put on hold then there should be an option to either withhold everything (including paying creditor invoices) or withhold only payment to the owner but pay the creditors.

  12. Flag every time a duplicate invoice is entered without it having a limit where it only looks back two months. With large rent rolls Property Managers do not always triple check these and this allows for duplicate payments to be made. Especially when the creditor is not reconciling on a regular basis.

  13. When cancelling a fee there are limited options and often we cancel fees in order to pay an owners outgoings then re-enter the fee afterwards. Can you add a new option 'delay'?

It would be wonderful if we could nominate a particular Month to withhold funds, for example, owner insurance is due on 30th April each year, along with Council Rates, my owner has requested to hold funds for February & March preceding to enable there to be enough money to cover. If we could enable this on request (sometimes 6 months in advance) it would be easier to remember

  17. Ability to suspend fees for a set period (like dates for automated communications). At the moment they have to be deleted and then added back in. Other option would be to $0 out the fees (which currently you have to delete them and re-add them later), if we can enter a $0 charge then we can report on this to check/alter

  18. Would like to be able to edit a tenant invoice when it's entered via create creditor invoice or invoice genius. Can currently do this when it's just a tenant invoice entered, but through the other way it's linked and we have to cancel the invoice and re enter it.

  19. When you entered a receipt into Rest, you could see where the tenants would now be paid to and also what remaining arrears there were left to pay. In PropertyTree you can't see this unless you open the receipt again after it's confirmed.
