Needing Visible Label for STRATA in Property Details
In the Property Tab it would be great if under property Details there was provision for STRATA property to be identified next to Property Type, number of bedrooms, number of bathroom , number of parking. There are so many new houses now which look like are free standing Torens Title BUT are Strata Title... which causes so much confusion because By Laws are not thought to be asked for. Please can this be considered to alert all us property managers about STRATA properties...

Communications being able to be deleted
To have an admin function where communications can be deleted that were sent out in error and we do not want the record on their card. For example a breach notice

Key code
Some properties have access codes as well as keys. There is only a space for a key number. Can you add an option for codes.

Improve the search engine
Improve the search function to search all data. If I enter a suburb, bring it up. I hate that I have to type in the entire address. Or a tenant or owner surname, again I have to type the entire name. Other software you can type anything in the data and it searches. Any part of a name, address, code or even mobiles.

automate water usage from property
Mark a property as yes/no water usage is charged and have this automatically filter to the tenancy (perhaps with the ability to override for extenuating circumstances). This way each new tenancy will always reflect the property rather than having to look it up with each new tenancy and recall why water usage is/isn't charged (would also be good if it was a NO that a reason could be entered so that future property managers arent left scratching their heads

Add a {CurrentUser_Position} field into PT and to Mail Merge
This would involve adding a "Position" field into the "Update User Details" page and then a {CurrentUser_Position} field into the mail merge template.

Property Receipts - Account Selection Order
When entering a Property Receipt, the account selection is in a random order. Can we have it alphabetical. I can see this was requested previously but didn't get much interest - it is likely not something many PMs need to access but those that do must find it frustrating and a pain point that could easily be fixed pretty please :)

If rent does not match do not allocate payments to invoices but instead put overpayment into Held Funds.

Pop up warnings for profiles
Adding the ability to create a pop up notification when you open a ownership, property or tenancy profile. Making it easier for users rather than having to search through notes for important info such as preferred tradesman and other important info that normally gets missed.

GST registered or not strata plans
In Creditor Profile there is the Strata Details section which is where should be able to make the strata plan GST registered or not, the next section is Company where the strata management company details are and in that there is a way to exempt GST but as each strata management manages multiple strata plans some plans may be GST registered and some not

Show only specific users content
Having the option to lock individual users profiles so those users can only see information related to their own portfolio. EG a Property Manager would only be able to look up their own portfolios cards, rent arrears etc.

Adding merge field to include both landlord names in PT template
When sending out a email to a landlord with merge fields, it would be good to have a field which picks up both landlord first names not only the primary landlord.

Background colour
Can we have the option to change the background colour as currently it is very bright even though we reduce the brightness on the screen. The old Rest system used to let us do that.

bank details to be entered by separate authorised user when creating new creditors
one user have access to create new creditors, however, not the bank details section. This is to be added by another authorised user. Or one user able to create the creditor inc bank details, however, needs to be authorised and approved by another authorised user.

Granular restrictions on user security configuration
The ability to restrict users from being able to edit ownership details without prohibiting them from being able to upload documents against owner profiles. The two security measures are currently linked under the one option in the security configuration.
In addition being able to restrict access from users being able to delete documents without prohibiting them from being able to upload documents.
Overall an overhaul of the security provisions is required to be able to allow better supervision over changes in Property Tree.

We need a 'pending approval' section for invoices like PME has.
If there is an option to put all bills processed into a 'pending approval' area then anyone ie assistant/receiptionist/accountant etc can enter the bills and the PM can just glance over them to check accuracy and that the work has been okayed by the owner and click approve. It would also mean that invoiced get a second look before being paid which would avoid a lot of mistakes and double ups.

Ability to Edit Tenancy Invoices to Cater for Visually Impaired
The ability to change the format of Tenancy Invoices would be handy, especially for Tenants that are visually impaired. For example, increase font size or add in colours to highlight important information on the Tenancy Invoices. Also, have the option to add additional payment options not just Trust Account Information.
