  1. Recent changes in legislation now mean that Rent Reviews in QLD are linked to the Property and not the Tenancy. It would be helpful to all QLD users to have a Rent Review option under the Property Profile so that we have the correct information at hand without having to look back into archived Tenants etc.

    We're pleased to advise that a new "Property Last Rent Increase Date" merge field has been added to your Mail Merge Templates, alongside the ability to now merge the Last Rent Increase Date to your REI forms.

  2. Please add merge field "Tenancy Rent period" & "Rent Increase date" for Lease Expiry Tenancy & Ownership. This merge field is required when we send an automated lease renewal and rent increase email to tenants and ownership.

    We're pleased to advise that Rent Period and Rent Period New are now available merge fields in Mail Merge Templates and selected Automated Communications - Lease Expiry Tenancy; Lease Expiry Ownership and Scheduled Rent Change Tenancy.

  3. When replying to all in the communication tab, the email response does not go to the sender(not all recipients) just the people CC'd in the email. This only started happening when the Forward tab was included last week. Prior to that we could click on "reply-all" and everyone included in the original email was included in the response.

  4. Remove the "Manage your inspections here." hard-coded message from routine inspection emails so Tenants can't make changes to the set inspection time unless they contact the office.

    We're pleased to announce that you can now filter the Bond & Deposit Summary by Portfolio. We've also added additional columns to this report for Property Manager, Current Rent and Next Increase Date.

  6. Option to have Owner/Tenant Portals active so our clients can login and see information but have the option to turn off portal messaging. Owners/Tenants would just email as normal. There's alot of limitations to the Portal messages inbox. We want to use the portals but would prefer not to use Portal messages.

    We're pleased to announce that all emails sent to your Portal Contacts will be sent as emails, and those contacts can reply to your emails! No more having to login to the Portals to reply! If you are using the communication platform, then those replies will come into your Property Tree inbox. If you aren't using the Communications Platform, then those replies will go to your external email inbox. You will still be able to send a Portal message if needed, as will your Portal contacts, however the amount of portal messages will decrease as the primary form of communication is now emails.

  7. As with auto comms for up coming routine inspections, auto comms for rent increases just before they are about to commence would be helpful.

  8. With the implementation of 2FA and codes sent via text for access, are we able to suggest as an option the Microsoft Authenticator App as well?

    We're pleased to advise that you can now setup multiple authentication methods for accessing Property Tree such as Google Authenticator, Okta Verify, and Biometrics (Face recognition/fingerprint access) alongside SMS. We strongly recommend having more than one form of authentication configured, and you can choose which one to use when logging in or making account changes in Property Tree. Thank you for your patience as we rolled out the new login process. Check out the Multifactor Authentication Options to learn more about the MFA options available or Change Multifactor Authentication to learn how to update your factors.

  9. It would be good when the inspection manager prints out the list of inspections to have any Notes on the list visible on the report. At the moment she has to go into each individual property and check notes one property at a time.

  11. It would be extremely helpful in tribunals or regarding any communication discrepancy to have this feature attached to emails sent so you can see whether the recipient has received and opened the email (also including a time and date stamp).

    We're pleased to advise that this feature has been released! You can now see the opened date/time for emails that are sent from Property Tree in the Communications History. This information will appear in the status details column, if you cannot see this column by default, use the three dots menu to select it to appear. Thanks for helping us make this happen.

  12. Ability to enter an increase to bonds like we do when entering a rent increase to the rent schedule, and this would need a due date.

    The due date could trigger an auto comms to send that the bond top up of X is due to be paid, and auto comms could be set to send X days ahead.

    This way, the original bond details remain (what was required at the time of commencement) and would track all bond top ups as rents are increased during the tenancy.

  13. Currently when the automatic lease renewal fee is used the amount is calculated on whatever the rent is at the lease start date. This causes a problem when their is a rent increase but it doesn't commence until after the lease start date. This will be more of a problem with the legislation in QLD restricting rent increases to every 12 months. It needs to calculate off the upcoming rent increase.

  14. Multiple SMS for inspections and all communication. Would love to be able to write once for an SMS and send it to all renters at one time instead of having to do it multiple times.

  15. Would be helpful to have an out of office option for messages that are received out of hours. Especially when a tenant is requesting maintenance. We could then include emergency contact details to the email etc

    We're pleased to advise that the ability to configure an Automatic Reply for emails has been released. You'll find a new Auto icon in the Communication Platform with the ability to set an auto reply for your inbox, or the company inbox. Please note, the Portals will be going through some extensive development next year which will change the portal messaging behaviour.

  16. To remove the ability of the renter to change the Routine inspection date in their comms via the portal. We are unable to use the automated reminders due to this. This would save us so much time as we are having to remind our renters of the inspection times. Thank you

  17. The new Communications Platform does not have a Forward ability and only has a reply option. Work around: If you reply to the email and replace the email address to the recipient required this will then work as a forward. Would be easier to just have a Forward option.

  18. Hi User Voice Supporters - We're after some feedback relating to pending updates for the Inspection Summary. Please see below and add any feedback into the comments.

    Filters would include
    Inspection Type, Status, Date, Property Type, and Assigned to; the Suburb filter would become 'Property' allowing for wider filtering capabilities - search for suburb or address.

    Available columns in the Inspection Summary list (that you can choose to include or hide as you like)

    We're pleased to advise that new fields have been added to the Inspection Summary such as Lease Dates, Property Manager and Notes. To select these new columns to appear, use the Column button to the right of the list view.

  19. Since adding the Task functionality, it is not easy to find a task against a property for Maintenance requests. Is there any likelihood of adding a Task Tab to the maintenance requests, so we don't have to go out of the Request details and into the Task Tab to find the task set? Also, a task set for maintenance doesn't appear on the task tab - you have to click the magnifying glass for it to appear - which is not the best when searching in a hurry.

    Also, I wasn't sure if this idea should be posted here or…

    We're pleased to advise that the Tenancy Statement has now been released. You can generate this via a Tenancy Profile, under the Actions Menu and Print / Send Statement. You can select to show outstanding invoices, and/or rent due to a certain date (it will default to the next full period when a tenant is paid up to date, to the current full period when a tenant is in arrears, or to the vacate date when a tenant is vacating. This can be produced for rent only, rent and invoices, or invoices only.
