Key number format
We have residences that have multiple rooms and we assign keys per room and also have groups/region of keys with a letter to distinguish the group/region eg:
A15/1
This format is not currently accepted as a key number.
We NEED to be able to record our key numbers in this way.
Currently they are recorded as eg: 15/1 but this will not prove acceptable moving forward.

Move app launcher to bottom of menu
Is there anyway to move the app launcher icon from the top, on the side, to the bottom. I have clicked on this so many times rather than the dashboard icon

Creditor payments per property in property
In Rest you were able to go straight to the property and bring up all transactions / creditor payment made for that property instead of viewing through owner ledger and searching.

Have bank accounts against property(s), not ownership
The program would be better if the funds for each property could go to separate banks not tied to the ownership because lots of owners have multiple properties with different mortgages. NOT just a percentage of the total or a flat fee

Enter property as fully or partially furnished under property details
Have a section under property details to identify the property as fully or partially furnished.

View current Lease / Management Agreement
Instead of having to filter through the documents tab to find the most current lease / MA, the current lease and MA should be able to be viewed by clicking on a document icon within the profile box (like that of the email icon)

Add Appliance Tab/Section Under Property File
Would like to be able to keep file of the type and brand of appliances, heating, cooling under the property profile e.g. in cases of hydronic heating, electrical HWS, refrigerated cooling. Would make it quick and easy to send out the correct trades/companies without needing to sift through previous maintenance or property photos (and where people will automatically look for this information).

Management takeover feature instead of vacating tenant
when another agency takes over a property, instead of entering a vacate notice (as the tenant isn't actually vacating) I request a feature maybe on the three dots under tenancy that can say "management takeover"
In this page it will open up and you can enter the reason for loss, the new agency details.

Insurance Tab
If we had an Insurance Tab similar to the compliance tab we would be able to do a health check on our portfolios to ensure and encourage all rental providers have their landlord insurance policies in place. this would help identify rental providers with no insurance and mitigate risk to office and rental providers. From a business perspective this would ensure the health of our rent roll and provide value and service to our rental providers

Rent payments view on ownership portal
Currently, the owners need to download the ledger in order to view the tenants 'effective paid to date'. The ownership portal currently only shows when the tenants next due date is for rent, which is not reflective of when the tenants are actually paid to. It would be great if this could be changed to reflect the effective paid to date as it is a more accurate representation of the rental payments.

Add property manager to profile before saving
When adding new property, please have a tab to select business role/property manager rather than having to select it after you have saved the property and tenancy. As this then makes it go to unassigned automatically and creates a lot of difficulty.

Vacate tenant - integrate bank details
When a tenant vacate date is entered, we should be able to put in the tenants bank details so that when bond is received, we can process the refund quickly.

Ability to have multi-line charges for Residential Tenancies (not invoiced)
In Rest we had the ability to set up 3 different rental columns for Residential Tenancies that could be set to weekly/fortnightly/monthly which was great for the likes of Rent + Carpark or Boarding Houses with regular charges. This way handled these types of tenancies better than recurring invoices

Vacate Credit Owed to prioritise over Creditor Invoices
When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

Base rent amount - update property when rent increase occurs
It would be good if the base rent amount in the property card under financials updates with the rent in the tenancy card.

Dashboard shortcuts to specific pages
It would be great to have customisable shortcuts on the dashboard that allow a user to set their own 'favourites' eg. Create a receipt. Helps reduce clicks to get to functions that are used regularly.

Could we have a pop up box for Commercial tenancies which informs us if the tenant is registered for GST or not.

Additional filters and option to select Properties during Bulk Portfolio Assignment
When completing the Bulk Portfolio Assignment from one Portfolio to another Portfolio, it would be great to be able to edit the list to remove any properties you do not wish to be assigned to the other portfolio. Also, if there was an option at this point to use tags to filter properties, and select between residential and commercial tenancies.
