Creditor current bsb and account to show when loading invoice
Creditor current banking details to show when loading invoices.
It is too easy for a creditor to change bank accounts and not advise in writing separately.
Just changing their details on an invoice seems to be the new norm.
We need to see the banking bsb and account details to check when loading invoices.

Owner fees for new tenancies should only be charged after the lease commencement date.

Remove some information from owner statement
Remove date when rent received. This is unnecessary, as owner only need rent paid from and to dates.
Some owners may react to tenant arrears if only be a few days from the actual due day,

Automatically receipting bond top up invoice
We create & send invoices for bond top ups to tenants.
There have been numerous times that when I upload my bank file to receipt rents, PT automatically allocates payment to a tenants bond top up invoice rather than prompt me to manually receipt & make the decision.
I've just found out from PT that this is because the tenant has another outstanding invoice (IE for a utility); and if the tenant pays the exact total of those 2x invoices PT recognizes only those invoices, not the bond top up required.
There have also been 2 instances where this occurred…

Ability to accumulate Held Funds for owners each month
Ability to Accumulate Held funds on a monthly basis instead of manually having to do this against the owner. MRI Palace has this function

Amend account code
Having just come over from REST, I am very surprised that the ability to amend an account code (once transaction has been processed in the system) is not available in Property Tree. We have had some account errors occur with migration so the fact that I cannot correct these as I could have in REST is far from ideal. This leaves no room for human error whatsover. Please look into this. Thank You!

Have lease dates and vacate appear when entering a tenant invoice
Have the tenant lease start and end date appear when doing a create tenancy invoice (currently does when oncharging from the creditor invoice or invoice genius). Also show if a vacate date is entered

Show past tenant invoices
It would be helpful under the financials tab in the tenants under outstanding invoices to have another area where it shows all past invoices paid a lot easier to access then to pull a ledger report each time to find the past invoices when needed.

Reference Numbers for Authorised Creditors
We need to be able to add more than one reference number for authorised creditors. Some properties have two strata levy notices (ie if a carspace or garage is on a separate lot) So that we can bulk pay those invoices we need to be able to save more than one reference number for an authorised creditor

Have an option to create an interim owner statement without generating a statement fee, and without clearing the statement period.

Suspend fees for a certain period
Ability to suspend fees for a set period (like dates for automated communications). At the moment they have to be deleted and then added back in. Other option would be to $0 out the fees (which currently you have to delete them and re-add them later), if we can enter a $0 charge then we can report on this to check/alter

Invoice Genius: Keeping creditor name for multiple invoices from the same creditor
Once you've entered an invoice and approved it, keeping the last creditors name in the creditor field so when entered water rates, council rates, OC fees, etc. you don't have to keep entering the creditors name. If the creditor changes, then you can just enter the new creditor.

Option to email Owner receipt
Would be good if there was an option to email the owners a receipt when they pay funds so they can receive confirmation their funds were received.

Invoice Genius - Provide the ability to complete multiple jobs with a single invoice.
When submitting an invoice for payment, it is common for multiple maintenance jobs to be assigned to the same creditor. At present, however, we are only able to indicate one job as being complete. It would be highly advantageous if we could have the capability to mark multiple jobs as completed with the one invoice.
