  1. When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

  4. The property details section should have the option to include theatre/study so when looking at the property card for rent reviews/advertising, it is easy so see these additional features rather than just 4 beds, 2 baths, 2 cars.

  5. If we had an Insurance Tab similar to the compliance tab we would be able to do a health check on our portfolios to ensure and encourage all rental providers have their landlord insurance policies in place. this would help identify rental providers with no insurance and mitigate risk to office and rental providers. From a business perspective this would ensure the health of our rent roll and provide value and service to our rental providers

  6. When a tenant vacate date is entered, we should be able to put in the tenants bank details so that when bond is received, we can process the refund quickly.

  7. We would like the tenant card profile to show the effective arrears, not the arrears without part payment applied. The PM's go into the tenant card and see the red arrears amount and tell tenants they are in arrears, when the actually are not, as this is not effective arrears showing

  8. In the tenant section the "Total Arrears" should only show the rent arrears & not invoices too, I suggest creating a section below that showing the total invoices owing.

  10. We have residences that have multiple rooms and we assign keys per room and also have groups/region of keys with a letter to distinguish the group/region eg:

    A15/1

    This format is not currently accepted as a key number.

    We NEED to be able to record our key numbers in this way.

    Currently they are recorded as eg: 15/1 but this will not prove acceptable moving forward.

  11. It would be great if we could input a history of tenants who have transferred in and out of a lease.

    Sometimes there are 1-2 new tenants across a few years, sometimes there are 25+ different tenants across 10 years, and without the ability to concisely document this we need to go digging through previous records e.g. tenancy applications, manually stored PDF files, bond deposit history - so it would be great to have this feature.

  12. After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.

It would be good if we could have it set up that when you look at your rent review reports that it is set up like a timeline or checklist for each property so you know where you are at e.g. overdue, with landlord, instructions receive, notice issued, updated next rent review date, confirmation sent to landlord. I seen something with PropertyMe and Managed and I wish PropertyTree had something like this instead of reports in PDF and spreadsheets.

  14. Is there anyway to move the app launcher icon from the top, on the side, to the bottom. I have clicked on this so many times rather than the dashboard icon

  15. The program would be better if the funds for each property could go to separate banks not tied to the ownership because lots of owners have multiple properties with different mortgages. NOT just a percentage of the total or a flat fee

  16. It would be great to have customisable shortcuts on the dashboard that allow a user to set their own 'favourites' eg. Create a receipt. Helps reduce clicks to get to functions that are used regularly.

  17. Allow owners with multiple properties to have multiple bank accounts - a different account for each property rather than needing to create multiple ownerships.

  18. Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

  20. Keys - It would be great to be able to enter a note in the key field that shows up on the property screen when there is no key number allocated, eg, if the agency does not hold a key for whatever reason.
