    You can can choose to add trust information to the Tenancy Invoices under Configuration > Company & Trust Details > Edit Trust Account. There is a checkbox for adding this information to Receipts and/or invoices.

  3. We have a few owners that are requesting the subject line to be changed for Ownerships statements. These owners have multiple properties and find it frustrating to have to search each email to find the statement they are looking for. Could we please look at adding the property address into the subject line, so that owners can see at a glance what property the statement pertains to?

    You can add the property address to the Ownership Statement template under configuration > automated communications. Edit the Ownership Statement template. Pop your cursor where you want the merge field to be in the subject line and then select the merge field in the list. Note - if the merge fields appear greyed out, pop your cursor in the body of the email template first, then into the subject line.

  4. A report that could be generated to show ownership anniversary dates (management gained date) that is not through lost & gained managements. Or a filter on lost & gained management report that filters out archived properties.

  5. It would be good to be able to have the owners name on the 'quote orders automatically' just like the work orders. Currently we have to type it onto the quote orders

  6. Having a feature where we can enter the initial meter reads for new tenancies and final meter reads for vacating tenancies to assist with Invoice automate to correctly bill usage especially when new and ending tenancies fall between billing periods. Currently manually calculating and billing the new tenancies for first water usage (and final water) and Invoice Automate seems to be billing on an average estimate from start date of tenancy and not according to actual usage.

    The consumption tab on the Property can be used for this information. Once you have entered the Water Meter, it allows you record as many different readings to that same meter for you to refer to. You could choose to use it just for the start/end of a Tenancy (the tenancy name can be reflected in the description).

  8. Create a profile for buildings / complexes with ability to allocate properties under the 1 building. You should be able to save notes and files against the building.

  10. we wish to be able to access the merge fields for invoice arrears in the mail merger and templates as we will need to email invoice arrears as adhoc items when our tenant asks for that details

  11. It would be good to have other categories in the tenant vacate tab

    • NCAT orders i.e. when the termination order is a suspended vacate date, or payment plan, rectification of breach, or
    • Payment Plan i.e. when tenant has entered into a payment plan - still in arrears, but complying with the breach therefore not technically "vacating" or "termination"

  12. Tenants are not in the effective rental arrears list anymore once their vacating date is submitted in the PT. So we as an agent are not informed if they are effectively in arrears until we go into the Tenant's Portal to find out manually. This error is definitely need to be fixed. So we get to know in advance that the vacating tenant are in arrears at the time when they move out. So now my tenant moving out next week have more than 4 weeks in arrears now because I was not alert of his rental arrears. Please fix…

    Once a vacate date is entered, the tenant is considered "Vacating". There is an option to see these tenancies. Automated Communications for rent arrears will continue to send to tenant's once a vacate date is set.

    You can see the opened date/time of emails within the communication history (managements > communication history). There is a column called Status Details - if you do not see this, you can select it using the three dots option to the right side of your search results. We will be surfacing this information in the communication platform in the future. For SMS, we can only get a delivery status from the service providers, which means the SMS was delivered to the recipient - there is no ability to receive a status when the SMS is opened.

  15. Hello
    Yesterday my google authenticator 'froze'. I was unable to sign into PT.
    I would like to suggest alternatives if one doesn't work.
    If the authenticator doesn't work, alternatives can be offered - sms and email notifications for example.
    Other apps use this method and it was very helpful yesterday.

    We recommend setting up all types of authentication options available. You can do this by selecting your Profile (Initials icon top right corner of PT), and then Security & Recovery. This will take you through to Okta, and you can enable the other authentication options that are available.

  16. I would like to be able to add the actual inspector of the property as a merge field on the auto communications. Currently our communications come from the Senior PM, but the PM (another person) is completing the inspection. If times need to be changed the correspondence should be able to be navigated to the inspector of the premises rather than the Senior PM.

    The point of contact for inspections is dictated by what is set up under User Management > Business Roles. A user need to then be added to the Business Role against each Property. If there is no user set against the business role, the inspection auto comms will be sent from the Property Manager point of contact.

  17. It would be great if the leasing agent is able to see the dashboard of the whole portfolio. Our leasing agent needs to see vacate lists etc and this would minimise a lot of time. The only way for us to currently do that is having a business role as a property manager however this then puts the leasing agent against all the properties in bricks and agent which caused a lot of issues

    On the dashboard - to see the whole portfolio (and not just one persons portfolio) you can have the portfolio filter blank, just remove the name from the portfolio and this will no longer filter by that person

  20. It would be great to be able to include more than 1 tenant contact details to a maintenance request. If you select all tenants only the primary tenants details show

    Please add the merge field for "All Contacts For Access" to the template. You can do this in Configuration> Automated Communications > Property Management > Work Order template (or other maintenance templates too).
