22 votesYou can drag your attachments and/or emails from Outlook into Property Tree Document Management. The trick is, when dragging the file or email from your outlook into the webpage icon, do not unclick your mouse/keypad - the webpage will open when you hover over that icon so you can then drag the attachment or email onto the drag/drop section of the profile.

Add option to select assigned agent for routine communication
Option to have automated routine communications to be sent from assigned inspecting agent, instead of point of contact or company.
15 votesUnder Configuration > User Management > Business Roles you have the option to select which Business Role is to be the Inspection Contact. This can be a different business role than the Property Management Contact. The Business Role that is selected as the Inspection Agent will be who the Inspection Communication will send from when Point of Contact is chosen as the Send From option. Unpaid creditor invoices and withheld funds for invoices to show on ownership statements so owners can see unpaid Invoices
It would be great if we can get unpaid creditor invoices on the ownership statements that show withheld funds and what they are for so the owner can see why the funds are withheld from them.
11 votesWithheld funds and outstanding invoices/fees do appear on owner statements when they are due within 30 days. If wanting to adjust this timeframe, there is a current suggestion for this that we are monitoring.

Better Manage Rent Paid Significantly in Advance
Either a report, receipting alert or similar should be available to notify the agency of tenants paid several weeks in advance, to keep track of tenants paid significantly in advance, when this occurs over an extended period of time (and not in a bulk tenant payment where we would instead release the funds to the landlord periodically, being when rent is due).
E.g. a tenancy of 20 years is paid 3 months' in advance and funds have been released to the landlord as usual. This is problematic for payment of rates or if the tenancy ceases prior to the paid-to…
8 votesThis can be generated via The Tenancy Lease Dates report or via Business Insights. For Tenancy Lease Dates - Remove the lease dates and search, this gives you all tenancies, and then use the paid to date column to sort by ascending/descending (just click on the title of that column and it will sort for you) - this will bring those tenancies paid well in advance to the top of the list. If you cannot see the paid to date column use the 3 dots to the right of the report list and you can select it (and many others) to display. This particular report can be used for so many things as it can display all tenancies. For Business Insights, you can create your own reports - there is a free version of this feature and once a report is created it can be saved so you can view…

Maintenance Notes to display in the maintenance screen
A box in the maintenance job screen that displays maintenance notes.
6 votesYou can have maintenance specific notes appear on the maintenance request by adding notes on the Property > Details Tab. That first section has the maintenance limit and maintenance notes. Those notes will then appear when a maintenance request is created with a yellow warning symbol.

Adding property address to subject line - ownership statements
We have a few owners that are requesting the subject line to be changed for Ownerships statements. These owners have multiple properties and find it frustrating to have to search each email to find the statement they are looking for. Could we please look at adding the property address into the subject line, so that owners can see at a glance what property the statement pertains to?
5 votesThanks for your feedback. You can have the Property Address(es) appear in the subject line of the Ownership Statement email. To do this, go to Configuration > Automated Communications > Accounts and select to edit the Ownership Statement email template. Ensure the cursor is in the subject line and then select the Property Address merge field. If you require further assistance with this, please reach out to our superstar support team.

The addition of Lease Agreement as an option under Type when uploading a document to a Task
On the Task for a New Lease or Extension if you upload a copy of the Lease onto the documents section on the Task the system defaults to make the attachment type a “Tenancy Task”. Which means the Lease does not appear in the Documents section when applying the filter to select “Lease Agreements”.
Rather than uploading the Lease a second time directly onto the documents section it would be great if we could manually change the “Type” to “Lease Agreement” on the document details section which currently is not an option when it is on a task.5 votesDocument Types can be added under Configuration > Lists Editor

Show number of days in arrears
We need to know the number of days in arrears, taking into account part payments. Extremely important in commercial as we can lock out when a clear 14 days in arrears.
5 votesThe Tenancy in Arrears list shows the Days in Arrears and you can select whether this by Periodic or Effective (to include the part payment), you can also filter by Property Type. If you cannot see the Days in Arrears column, use the three dots to the right of the list headings and this allows you to include/exclude columns from view.

Filter Inbox messages by Person
To have the ability to filter All inbox messages by User. When someone is away, it is easy to see just their messages. And from a managment perspective, it would make it much easier to see where each of the team is at with their messages. Currently we can only see "All", "Assigned to me" or "Company".
5 votesYou can filter by assignee in the communication platform - under All Inboxes, use the filter icon to see the Assignee filter. This does not appear under Assigned to Me or Company as those inboxes are already assigned.

The auto-communication trigger for lease expiry notices should be increased from the current maximum of 99 days to 120 days to align with TT
As a rent increase notice in Victoria is required at least 90 days in advance, we need to liaise with both parties to confirm their intentions regarding the lease renewal.
4 votesYou can have triggers for all automated communications up to 999 days. The UI does not show this clearly, and we'll work on improving this, however, this means you can add the 120 day trigger to the owner lease expiry now.

4 votesYou can add the property address to the Ownership Statement template under configuration > automated communications. Edit the Ownership Statement template. Pop your cursor where you want the merge field to be in the subject line and then select the merge field in the list. Note - if the merge fields appear greyed out, pop your cursor in the body of the email template first, then into the subject line.

Ownership Anniversary
A report that could be generated to show ownership anniversary dates (management gained date) that is not through lost & gained managements. Or a filter on lost & gained management report that filters out archived properties.
4 votesYou can create custom reports that can be filtered within Business Insights (part of the complimentary access). You have the management gained and authority dates available to utilise.

Having a feature where we can enter the initial meter reads for new tenancies and final meter reads for vacating tenancies to assist with Invoice automate to correctly bill usage especially when new and ending tenancies fall between billing periods. Currently manually calculating and billing the new tenancies for first water usage (and final water) and Invoice Automate seems to be billing on an average estimate from start date of tenancy and not according to actual usage.
4 votesThe consumption tab on the Property can be used for this information. Once you have entered the Water Meter, it allows you record as many different readings to that same meter for you to refer to. You could choose to use it just for the start/end of a Tenancy (the tenancy name can be reflected in the description).

4 votesYou do have the option of entering a creditor invoice with a tenancy invoice and selecting to have this paid direct to creditor. In this instance, the creditor invoice will not be paid until the tenancy has paid the tenant invoice and it does not pass through the owner funds. Read receipts
Is there a way that we can see when the owners/tenants open an email or sms opposed to delivered?
3 votesYou can see the opened date/time of emails within the communication history (managements > communication history). There is a column called Status Details - if you do not see this, you can select it using the three dots option to the right side of your search results. We will be surfacing this information in the communication platform in the future. For SMS, we can only get a delivery status from the service providers, which means the SMS was delivered to the recipient - there is no ability to receive a status when the SMS is opened.

Ability to have emails sent through property tree have our own email address. So if they do not hit reply and copy and paste the address that it will still send to the person sending it. If they reply to the address where it comes from being proeprtytree@propertytree.com.au - it does not send anywhere as it is an unknown address.
3 votesHi Stacey, thanks for your feedback - you can have domain branded emails setup for your database now (where emails sent from Property Tree will send using your domain rather than @propertytree.com), please refer to this knowledgebase article for more information on this https://propertytree.elevio.help/en/articles/93250. However, just to confirm the current process - when a contact hits reply to a propertytree@propertytree.com email they receive from you, it will have your reply address entered automatically, whether this is to external (outlook) or to the Property Tree Communications Platform (the email address you configure for this), it will never have the reply to email as the Property Tree email. If a contact emails propertytree@propertytree.com as a standalone email address (where reply has not been used), they will receive a bounce back advising to contact their agent directly as that address is not monitored. Letting Fees
Can we have a letting fees report. At EOM we are given a letting fees amount for that month but we cannot look up letting fees so we can check at a later date if a letting fee has been collected. REST had a ledger for all the fees which made it easy to look up fees months later.
3 votesThe Find Fees list under the Accounts Menu can be filtered by date range, by Fee Name, and Status (Unpaid, Paid, Part Paid, Cancelled).

Completing maintenance
when completing maintenance jobs it sends a cancellation message to the creditor. It is becoming very confusing for trades and needs to be rectified to say job complete rather than job cancelled, Please fix this.
3 votesThere shouldn't be an email sent to the creditor when marking a job as complete in the maintenance request or via the invoice entry. If the job is marked as canceled it will send an email (however this can be unselected at the time of canceling too) - which can be customised under the configuration > automated communications.
