Allocate Notes to Different Staff
It would be good when creating a note to have the ability to allocate to another staff member, for example when creating a lease renewal task to send to Admin to send lease or when leaving a message to call this person.

Having a status on the tenant and landlord end that's says the email has been read
Having a status on the tenant and landlord end that's says that the tenant or landlord has opened the email, it now only shows that it gets delivered.
7 votesThe Email Opened Date and Time can now be found when selecting the email in the Communication Tab on a Profile, the Communication History in the Tenancy Tribunal Report, Print View and in the Communication Platform.

Compliance Documents - File Name
When adding documents to Compliance tab under the new 'Register' feature the system has a very high level of requirements for file names. Only letters or numbers are accepted. Your not allowed any other characters such as commas, dash or any type of other punctuation. Surely this can be less strict considering most file names have full addresses and other items in file names.
23 votesWe're pleased to advise that you can now save files with certain special characters (i.e. hyphen, full stop, underscore...) and with up to 120 characters in the file name.

Ability to update Commercial tenants outgoings once saved
With the updates to entering Commercial tenants, you are no longer able to go back into a rent schedule and add in Outgoings if these were not entered initially - this was able to be done before but not any more. Can this please be amended back so that the field appears for Outgoings - often we may not have the information at that time and need to go back in and add this later which now cannot be done.

Mail merge field for Tenancy ID
It is necessary to have the Tenancy ID as a Merge Field in the Auto Comm template for Tenancy Invoices. Currently, the Tenancy ID only displays on an Invoice if ‘Tenancy Invoices’ is ticked in the Trust Configuration (screenshot below) however, that is not an option for clients using DEFT, because they do NOT want to share their Trust details with the tenants, but they still want their Tenants to receive the Tenancy ID (e.g. also for adhoc invoices etc)

email spell check
In the new email communications, red underlined spelling mistakes, by right clicking on a spelling mistake it now ask for a link to be added rather than the spelling correction showing up. Please fix this.

In Property Management there are core functions such as listings, applications, entries, reviews/renewals, vacates and maintenance that are the basis of managing a portfolio. Multiple/bulk SMS sent at once from Tenancy profile
We would love to be able to send bulk loads of SMS to selected profiles the same way we can do that with emails. At the moment we can send large volumes of emails in several different ways but the option for SMS isn't there.

Send a "Nothing to Pay" Tenancy Invoice When Held Funds are Allocated to a Tenancy Invoice
When a tenant's held funds are allocated to a tenancy invoice that results in the entire invoiced amount being paid by held funds, the tenant is automatically sent the invoice with no record of the held funds allocation. The tenancy invoice is not clear and tenant's are assuming the invoice requires payment.
However, when part of the invoice is paid by held funds the amount paid towards the invoice is shown under the "Paid/Credited" Column. The same format should be used when the full invoiced amount is "Paid/ Credited" or the addition of a "$0.00 to Pay" Banner/ Alert on…

A paid/credited column has been introduced to the Tenancy Invoice to clearly show when funds have been allocated to the invoice at the time of generating it, giving the Tenant a balance per line item and total balance (whether there is still an outstanding amount, or it was paid in full).

Like REST , can we please be able email tenants/ landlord's ledger as and when it is viewed in order to save time. Else, we have to save on desk top and then email . Later delete what's on the desk top - It's all time consuming! Thanks

Create a tenant invoice to pay direct to creditor
Be able to invoice a tenant direct to creditor not through the owner. For example if the bond claim is received prior to the invoice being received the owner does not get paid the creditor gets paid the invoice. Rest used to have this option.

Add the ability to apply activity schedules/task lists
Add the function that we can apply a to-do list against the property for recurring tasks/to-do lists. We need to be able to manage a large workflow and without having the ability to track tasks/schedule reminders easily, this software is a major let down. It would also help us for our file compliance if we could use things like a 'new tenancy' checklist which we could customise to count back items that are due before a tenant takes possession, i.e. get holding deposit, request bond, remove from advertising, arrange smoke alarm inspection etc. I feel like we have to use…

Creditor remittance should sent to accounts email
Creditor statements are sent to the main contact against the creditor. This should only be for maintenance. The statement should be linked to the accounts contact, if one is entered. Primary should only be used if there is no accounts contact

Routine Inspections - see last inspection when bulk updating
When bulk updating routine inspections it would be good to have a filter field of the date of when the property was last inspected.
It would also be good to have a stoplight system when completing the report/sending to owner to show how frequently the property needs to be inspected due to various issues i.e. green - 9 months for good tenants, amber - 6 months for average tenants, red - 3 months for below average tenants or buildings that require a higher level of monitoring.

Email communication thread, reply to agency sent email
Be able to send another email by replying to your own email when you want to send another message related to the first but you can't because the owner/tenant hasn't replied to your original message yet so instead of continuing on the same thread you have to make a whole new email thread. And that can get messy and confusing.
57 votesWe're pleased to advise you can now forward the latest email as part of an email thread, allowing you to capture all of the related email conversations. This includes when you send an email and the contact has not yet replied - locate the email in the sent folder and select to forward.

Ability to forward or cc/bcc emails into Property Tree
It would be useful to be able to forward an email thread from your Outlook Inbox to the PT email address, OR reply to the email and cc or bcc in the PT email address, and from there select a profile to archive it against - as a new user to Communications most of our correspondence is still coming via Outlook so to be able to keep record of these in the owner or tenant profile would be great.
