  2. Would like to be able to keep file of the type and brand of appliances, heating, cooling under the property profile e.g. in cases of hydronic heating, electrical HWS, refrigerated cooling. Would make it quick and easy to send out the correct trades/companies without needing to sift through previous maintenance or property photos (and where people will automatically look for this information).

  3. When an ownership owes a vacate credit, outstanding creditor invoices can still be paid. Vacate credits owed to tenancies should prioritse over creditor invoices and not be able to be paid until the vacate credit is processed as the funds are owed to the tenancy and is not techincally the ownerships available funds.

  4. Property listed for sale/settlement date.
    would be helpful in the vacate section of rent & Lease to have tab for sold, so can enter settlement date so rent is not paid past settlement.

  5. For compliance/ avoiding mistakes. It would be great to have the requirement to add the 'management agreement' under documentation before setting up the owner profile in PT

  6. Instead of having to filter through the documents tab to find the most current lease / MA, the current lease and MA should be able to be viewed by clicking on a document icon within the profile box (like that of the email icon)

  7. When completing the Bulk Portfolio Assignment from one Portfolio to another Portfolio, it would be great to be able to edit the list to remove any properties you do not wish to be assigned to the other portfolio. Also, if there was an option at this point to use tags to filter properties, and select between residential and commercial tenancies.

With the changes to the Legislation coming into effect on 1 October 2022 with regards to Notice to Leaves without grounds, is there any way to enter a Notice to Leave for a Fixed Term Tenancy without having to put it in the Vacate section – basically, if we enter a NTL for every Tenant for the end of their tenancy, every tenant in the database will be classified as “Vacating” – is there someway around this?

    After discussions with a number of clients, feedback has been that the Termination date on the tenancy could be used to record this date, as this does not trigger the normal vacate activity. We will continue to review further feedback and votes towards any changes. Thanks, Ange - Product Team

  10. It would be great to have customisable shortcuts on the dashboard that allow a user to set their own 'favourites' eg. Create a receipt. Helps reduce clicks to get to functions that are used regularly.

  12. eg: if renter has a part payment and is vacating, show a positive under the rent (Total Arrears) instead of showing $0.00 show a + to indicate overpayment

  13. We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.

    The reason is largely due to Bond Claims pending action.

    To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).

    As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.

    I was wondering if we could have an alternative to “archive” for these tenancies?

    We want the bond to come up on the PT…

  17. Inspection Only properties, where these properties have their own category and add a tenant (not just prospect), start date etc. Invoice Owner once inspection is done. This would also stop the address coming up in the new viewing booking system.

  20. It would be a good idea to have a space listing all your terminated properties on the vacancy dashboard so you can see not only your vacating but also your 90 day termos coming up etc.
