Ability to split unknown funds across multiples tenancies/properties
We receive bulk funds from places like NSW Land & Housing and then have to cancel the unknown funds receipt to then re-receipt it to multiple tenancies rather then being able to allocate to multiple tenancies.

accommodate for international bank transfers
In PT you can only edit the Owner's contact payment information to either EFT or Cheque.
The EFT method requires AU specific account details which for any Owner with an international account is impossible to provide.
As a workaround, our accounts team set the method to Cheque as it is the only alternative in this scenario, of course, they do not process the payment by Cheque.
Owners not happy with this as not accurate for their financials and reporting

Creditor Invoice - Character Limit for descriptions
Would be great to not have a character limit when generating a creditor invoice
This will help with not having to adjust the contractors description at all.

Putting a button shading on the cancel receipt button - I wasted your support girls time due to not knowing it was a button.
When cancelling a receipt there is no actual button shading over the "Cancel Receipt" - I didn't think it was a button - I just thought it was greyed out and therefore couldn't be used.

Income & Expenditure Statements
Income & Expenditure Statements should be reformatted to be GST inclusive when showing expenses. Currently, e.g. 'Electrical' shows expense + GST on the next line. With only the total expense figure being GST inclusive.
EOM Statements show an expense as GST inclusive in the 'Money Out' column with the GST paid showed in the 'Expense' column e.g. Garden Maintenance (GST paid: $***)5 votes -
Sort Order of Properties on Owner Statements
For Ownerships that have multiple properties on one statement, the properties should be sorted in a logical order. At the moment, they are not in numerical order by way of Unit number. There should be an ability to set the order by Unit Number or an order of your choosing.

Creating a tenancy credit - show this on ledger rather than cancel and reissue new invoice
Details in ledger to show credit details against an invoice rather than just showing reversal of original invoice and then same details with a lower amount owing on invoice. e.g. Original painter's invoice - less credit given by owner for compensation

Management fee to start 4 months time
Currently if we offer 2 months free management fees to clients, there are no way in Property Tree such that the management fees will be charged after 2 months time.
For now, we have to remember to do this in 2 months time.
Maybe Management Fee option can be enhanced such that the trigger can happen after a certain date.

Authorised Creditors / Settlement - Retaining Customer Reference Numbers - Remove on Settlement
We have recently found that on settlement, property authorised creditor reference numbers are remembered. Sadly at present the only solution is to delete references on the new management to prevent incorrect payment to the wrong BPay/Invoice Reference Details. - My Suggestion would be to remove references automatically on settlement to prevent accidental payment to the previous owners CRN for their respective creditors and this would then prompt for new CRN's to be entered for the new management after settlement.
It would also be good to see a tick option added to Invoice Genuis so that the reference can either be…

Create Receipt screen to display the Rent Increase under "Allocate Funds To" section with the New Amount
Can the Create Receipt screen be improved so that the New Rent amount is reflected in the "Allocate Funds To" section (in addition to where it's currently showing at the top of the screen)?
Suppose the Rent Increase has been added into the Rent Schedule already a few months back and the New Rent amount was $400/week effective from 16/03/2023. Now let's say for example the tenant's Paid to Date is 15/03/2023 with $0 Part Payment and their previous old rate of rent was $360/week.
So when you go to the Create Receipt screen and enter the next rent payment…13 votes
