Tenancies - Alternative to Archive
We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.
The reason is largely due to Bond Claims pending action.
To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).
As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.
I was wondering if we could have an alternative to “archive” for these tenancies?
We want the bond to come up on the PT bond list, but we don’t want these to be in the Tenancies in arrears or Residential arrears dollars. Also, sometimes the property is lost management, but we cannot archive the property with an “active” tenant.
This in turn “corrupts” the Tenancies Vacated and Vacant Properties.
Basically, we need an alternative to Archive for these Tenancies, that will:
• Keep the Bond on the active bond list.
• Enables us to archive the Property.
• Does not use the data from the tenancy to calculate the Dashboard figures per above.
Maybe we could call it “Pending Archive”, or “Pending Bond Action”?
We would also like to be able to access a list of these, so that we can easily keep track of them, and action them when they are ready to truly be archived.
