We would love the following mail merge fields to be added to expedite & remove human error when producing Sales Advices & letters to solicitors.
"Amount held in trust" - especially as some buyers over pay the expected agreed upon deposits
"Listing Salesperson" & "Selling Salesperson"
"Conveyancer Work Number", "Conveyancer Email Address" & "Conveyancer Salutation"
"Commission Amount" & "Marketing Amount"

Ability to archive a sale property if it has been withdrawn without having to add a dummy buyer or a dummy maintenance request.

An option on Rental properties to generate a Sale.
Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

Processing Sales Marketing & Sundries Flat Fees are cumbersome and difficult to track. Doing this same task in REST was far superior and easily tracked all on the same tab. Once you have processed a marketing fee in Proerty Tree it does not show as being disbursed without referring to the ledger and will potentially allow you to disburse for that item again should there be sufficient funds. REST had a tab for marketing with the following columns - Date/Creditor/Description/Inv#/Amount/Actioned/Charged - you would complete these boxes throughout the marketing campaign. Purchaser bank account
Can you please add a field that you can enter the buyer's bank account details in advance like you can with the vendor's bank account details (on Financials Tab). Currently you can only enter them at the time of disbursing funds, so if you make a mistake etc, and need to start again, you need to re-enter the details.

Date of Funds Received not correctly reflected in receipts recreated from allocation from Unknown Funds
Date of funds received currently defaulted to the system date for receipts generated under allocation from Unknown Funds . The field should be left open for input for the actual date that the funds was received.

Reporting Sales Agent Commissions
As discussed with Dave Hannon:
Sales agent commission reporting in the User Interface by adding 'Comm % ex. GST' as a sales filtering column, to reference the % field against each listing.
Reporting sales performance & commissions as a percentage excl. GST is a standard measure for all agencies and should be part of the standard reporting fields.

Having a status on the tenant and landlord end that's says that the tenant or landlord has opened the email, it now only shows that it gets delivered.

Improve Sale Statement Tax Invoice
Sale Statement Tax Invoice - very simply please add in a total owed figure.
The current statement shows money in and expenses incurred but not the final figure owed by the Seller. Or also in the instance the Agency needs to return unused funds. Also why can't we include our trust account details on the statement ?5 votes -
Be able to add a second purchaser to a sale (without having to rescind a buyer).
Please enable a feature to be able to add a second buyer to a property. We often have multiple buyers on a property and a contract not rescinded until the other exchanges, so it would be good to have all deposits held under one property instead of having to recreate the property as a separate entry.

Reference allocation for ABA uploads and Bank Transferrs
There needs to be a way to be able to put reference numbers/names into ABA file bank transfers. I have done several transfers to Solicitors/ NSW Trustee etc and the money has been unable to be identified. I understand that you can do a transfer straight from the bank, if this is the solution, why use property tree at all. We strongly rely on references, including to vendors.
When we used REST, we were able to do this. Simply being able to add a reference and the information comes across from the description section into the ABA would solve a…

Sales Advertising Reports
We need a consolidated report which is able to be separated by each sales rep (by tag maybe?) which shows all advertising spent to date for each of their own listings. I was able to produce this report in REST and would send it to each Rep monthly so they could keep track of their spending and not go over budget or if needed, contact their Vendor and request further funds.

Sales journals
When paying out vendor payments to agency to cover shortfall on commissions payable there should be an option when paying out multiple sales that it operates like a vendor clearing account. This way you have a bulk total which is better than doing multiple journals to and from each property making it messy. As 5% sales are not uncommon this should be a option when paying out a vendor with a large number of properties.
