Remove cancelled inspections, outgoings, ingoings from the reports that you print off.
Reports for inspections dont need to show the cancelled ones- we should be able to remove them from the report.
4 votesNote: Currently you can filter to just see "routine" inspections (excluding ingoings and outgoings), and the "in progress" Status, however this will exclude closed inspections from the report alongside cancelled.

Inspection type to show option of Tenant Assisted Inspection
When creating a new Inspection for a tenant it would be great to be able to have Tenant Assisted Inspection as an option - currently it is only Routine, Ingoing and Outgoing. When looking at a tenant profile and an inspection is in the confirmed stage we can not tell if it is a Tenant Assisted Routine or an Agent Routine which is booked.

Communications associated with a maintenance job, should be viewable within the maintenance job
Communications associated with a maintenance job, should be viewable within the maintenance job. Currently, to view any communications linked to a work order, you need to look through the contractor file, rather than the actual maintenance job. This is very time consuming.

work order dates
When work orders are downloaded there is no date on them. recipients are complaining that there is no date for the creation on the work order. When you download the existing work order it makes the creation date the day you download it not the actual date you create the work order.
The date would and could be relevant for any tribunal issues for repairs and maintenance at tribunal.3 votes -

We need the ability to be able to print out the Job Notes as these are important and sometimes required to discuss with the owner.

Option to enforce Maintenance Invoices must be linked to a work order before being processed
Invoices from a creditor can NOT be processed unless linked to a Work Order.
This would stop work orders against properties remaining open as invoices couldn't be processed unless linked to job and would ensure work orders are raised to get jobs done not just phone calls.

Inspection Summary Report--Column option to show Maintenance Request count
On the Inspection Summary report, add additional column options to show active Maintenance/Quote Requests.
This would be useful for the Inspection Manager to know at time of inspection.

Maintenance notes should be highlighted to draw attention to them when raising a work order - This is where key instructions or limits applied are noted.

when a tenant lodges a maintenance request a email and sms is sent to lead property manager or can be set for out of hours contact so any issues lodged on weekends can be seen without logging into PT.

Work orders and pictures be sent as pdf attachments rather than links.
We have found that strata companies and now many of trades will not click on links. This is causing us duplication of work as we resend the work order as an attachment.

Logging Keys out through the maintenance process
To have the ability to log out a key to a creditor via the maintenance request screen. This would link the signed-out key to the creditor and have it linked to the maintenance order.

Need the ability to seek Approval from owner if the initial work order raised without the need for authority is cancelled. ie Strata advises the work order is outside their responsibility.

Routine Inspection Scheduling override on Property
For there to be an option when setting up new managements to over ride the routine scheduling for the property so you aren't having to change it for every new tenancy. For example, some landlords prefer 3 or 4 a year and the automatic scheduling means you need to change it every time you put a new tenant in.

The ability to click through from the maintenance tab (link) to B&A if this is what is being used, again reduces the additional clicks/steps in the process to navigate through the program.

Ingoing Inspection Creation
In order to create an ingoing inspection for a new tenant in PropertyTree, the tenant has to be first converted. To convert a tenant, information from a signed lease needs to be entered. In NSW, it is a legal requirement for an ingoing inspection to be completed and given to the tenant BEFORE a lease is signed.
There should be an option to create an ingoing inspection on a prospect, and enter the information to appear on the ingoing there, rather than having to convert the prospect and therefore charge the owner a letting fee, before a lease has been…
