Hi Supporters, thanks so much for all your responses! We are getting close to having this ready for our development team. I'm hoping for a little bit more feedback if you have any on the following -
1. An option when you generate the ledger for "Showing Transactions Only" (so cutting out the other items such as when invoices are entered). However, this would show credits as well. Although credits are not transactions these affect amounts due by the tenant. This would keep all of the current tenancy ledger columns.
2. Also an option to Show Rent Arrears Details (so a running total for arrears and the days in arrears). When this option is selected and generated we would replace other ledger columns to then display the additional rent arrears details. Inserting more columns into the current tenancy ledger has been a challenge with the amount of information currently there.…

We're pleased to advise that as part of the Tenancy Statement work to show outstanding invoices, we have included the ability to produce a statement for rent due to a chosen date. This can be produced for rent only, rent and invoices, or invoices only.

An error occurred while saving the comment Amanda Griffin commentedIt would be great if owners could also be sent a link to upload manuals into the portal themselves as well as the property manager - especially if there was to be a designated area for these to be held separate to the property documents section - they can get lost in the mix.
An additional option to be made visible to tenant for the individual or whole file access etc - ie: check box tenant access to manuals should be automatic unless checked off not the other way around.
It would also be great to have a separate strata documents section for house rules / strata bylaws for that particular property also for tenants to have quick access to even if they are sent with initial leases etc.

Currently the file name does accept using a dash, full stop and underscore however does not allow for commas. We are discussing this with our development team

An error occurred while saving the comment Amanda Griffin commentedCan you please add a CC or BCC button on work orders to send owners & OR tenants a copy of the work order when sending them - Currently you have to copy and paste the owners email addy - when doing a lot of maintenance requests this becomes time consuming and painfully tedious when you can already send a copy to "user" by checking that box... hopefully a simple fix :)

An error occurred while saving the comment Amanda Griffin commentedYes - this, if an owner/tenant agree to a periodical agreement for whatever reason the property remains on expired leases section and reports, there needs to be a button to tick for periodical leases and a separate report for properties listed as such.

An error occurred while saving the comment Amanda Griffin commentedYes - and you should be able to amend bank details per property - not per owner so if they have 10 houses all the information can be amended individually without affecting the other. Got caught on one multi owner where 1 property had a change of payment details and we were not aware it changed the other property payment details - what a nightmare, we had to create the owner 3 times so they could have different payment details!
Also each property should have its own individual statement not all included on one statement / report with a separation of properties in one place - you should have an option to have individual and collated information for multi property owners.
Lost a multi property management as the owner absolutely hated the statements and portal for Property Tree!!! Ughhh

An error occurred while saving the comment Amanda Griffin commentedI think if compliance of any sort is added into the system there should be an automatic email triggered to be sent to the owner 30/60 days prior to the next due date - it should ask the owners if they are wanting to renew that particular thing and in the reply email if they say yes it should create a work order in the system to be sent to "xyz" contractor.

An error occurred while saving the comment Amanda Griffin commentedThis would be great if it updated your calendar at the time you confirm the inspection/s including all inspections for that specific date in one calendar event for the time frames allocated on the notice.
Or even an email to the PM with a reminder on the morning of the confirmed inspections - hey PM you have 5 inspections today - here is the list :)

An error occurred while saving the comment Amanda Griffin commentedThis! at the moment it appears you have to generate the tenancy overview to get somewhat of a "statement" but that is a lot of information included which is great for an overview but, we need a simple statement of current rent and accounts due / overdue that can be emailed to tenants directly from the system on demand - This is what is due, this is what you need to pay including the next period of rent due.
Better yet, I wish the system had the ability to attach a link to a system generated statement (as at that day) for when you are creating communication emails / templates / automated emails for rent / accounts due / overdue (attach todays statement - yes / no).
GeeDee had the ability to generate statements and it was amazingly simple but so user friendly - please add this sort of function to make our lives easier :)
Would be wonderful if you could have a simple list of when tenants were in arrears and by how many days... makes references and court so much easier when everyone can understand a ledger...
