Lease Renewal fee trigger and ability to charge as % of rent
Have the option for lease renewal fee triggered when the lease start date is changed. Also add the ability to charge lease renewal fee as a percentage of the rent.

Update Ownership GST during tenancy
Would like the ability to change the GST value against an Ownership profile mid tenancy. Having a Commercial Owner become GST Liable and having to add all new properties and tenants is very time consuming.

Add an attachment to a bulk merge
Have the ability to add an attachment during the bulk email (before sending), this would be helpful so we can have an email template for mail outs that have newsletters attached, or updates to office operations etc

Ability to report on termination dates when a move out or charge to date hasn't been entered
Currently, termination dates will only show on the Tenancies Vacating report if there is a move out or charge to date. We cannot report on tenancies that have been sent a termination date. At the time of sending the termination notice, there isn't a charge to or move out date set, we need to be able to report on these tenancies. Would be good to have termination information on the dashboard alongside the vacate information

Option for Properties to be separated on the Tenancy Schedule
Properties with multiple tenancies in the same street or building to show on separate Tenancy Schedules.
EG. 1 Property Street to show separately to 6 Property Street as they have separate owners.
Would be helpful to be able to select an actual profile in the filters section.

Merge field for Inspection Type - Routine, Ingoing, Outgoing
Would be good to have a merge field available for inspection type, so that the auto communications for notifying or sending the report can capture what type of inspection is being scheduled or has been done.

Ability to set a property as off market / not for relet
Have the ability to set a property as off market / not for relet so it doesn't affect our vacancy reporting. The property is still under management, but cannot be let for an extended period for various reasons. Currently this affects our vacate rate and number of properties available for rent.

Key number transfers when change of ownership happens
Currently the key number doesnt transfer to the new property created when a change of ownership is completed. The key number is archived with the old property / removed when archived and there is no key number attached to the new ownership.
It would be great to have the key number transfer to the new ownership property.8 votes -

Accountants like the REST GST statements issued for the quarterly BAS. Would be good if they can be generated on Property Tree.

Lease Expiry: Commercial Tenancies
Under Automated Communications there is presently only one option for the Lease Expiry: Tenancy. We really need a separate one for the Commercial Tenancies as what the communication says is not appropriate for Commercial Leases.

Maintenance requests
Previously when looking at old maintenance requests in a property you could "click" on the magnifying glass and the list of jobs for that property would be displayed. Recently this has stopped working and all current jobs come up for all properties.
Can you please change this to how it was?

Ability to add extra email address (as BCC) when sending an email via Mail Merge.
When using MAIL MERGE to send an email (ie not via the standard system email function) the system only allows you to send to the email address of the recipient/s. Would it be possible to be able to have the option to manually add another email address as either a CC or BCC?
7 votesWe are pleased to announce that you can now use mail merge templates within the ad hoc emails allowing you to add cc email addresses that are not linked to a Property Tree contact. This sends out one email to all recipients.

Separate Commercial and Residential Arrears Notices
We need the ability to have separate automated communications for commercial and residential arrears (like we have the ability to do for automated inspection emails)

You can now filter Automated Communications for Invoice Arrears, Lease Expiry Tenancy and Lease Expiry Owner by Property Type. You can also now set up to 30 different Invoice Arrears notices and 8 different Lease Expiry Tenancy and Lease Expiry Owner notices.

Maintenance Notes Character Increase
Character count needs to be increased in the Maintenance Notes section under the Property and Details tab. The current character count is too small to fit most notes needed. This field feeds through to the Maintenance Plus (Bricks & Agent) notes when creating a maintenance request and is needed to know owners preferred tradies or if owners pay invoices directly, etc.

Business Roles and Tasks
It would be a great idea to be able to assign multiple business roles to a property to be able to track who is leasing and listing with the option to still be able to filter the tasks and notes by the property manager profile only
