Another tab required for Building Level. Need to be able to sort by street addresses, street number, building level, Unit number.

Email Format / Layout
When you open a email in communications where there are multiple replies, it goes into different clickable sections separate each email like a conversation in outlook emails.
It puts the communication thread out of order and is not that user friendly.
When you look up emails in communications, you are then clicking on the email icons for that thread to try and find the email you are searching for. It makes the process a little clunky.

8 votesIn the communications platform, new emails that are part of the same thread should appear at the end of the thread (at the bottom) and the system should take you to the latest one when you select the message in the inbox. Each message that is part of the same thread should be in date and time order. If you are seeing that these are out of order, please touch base with our support team with any examples and they will be able to look into this further.

Email all
The new change for emailing all doesn't just let you email all as had been done. You now have to choose the person to email. This slows the process down and is annoying. Please adjust so that if you choose email all, all the emails are ready to be emailed.

Allow inspection notification al
Allow the 3 inspection notification's to be sent to tenants in all inspection settings. Currently they stop on proposal, second and third reminder are not sent unless the inspection is manually changed to confirm.

commercial tenant pays outs (not budgeted) plus agents % fee on all monies (rent + outs) receipted each month
I don't use budgeted outgoings. Tenant pays invoices when received every quarter eg council rates, water etc. Our % management fee is chargeable to tenants calculated each month on all monies invoiced for rent Inc. outs therefore our fee varies every month. Currently after many attempts with trainers the only workaround is I have to manually work out every month for every tenant my % management fee due on monies to be invoiced that month then add it to each tenancy's invoice before it is sent out. Very time consuming please help?

Include invoices in EOFY Statements
Similar to how the EOM Statements are done but for EOFY. If we could have the option to include all the invoices from the financial year with their statement, that way landlords can just send one collated document off for their tax.

Vehicle Registration
It would be very helpful to have a section of the tenancy profile that will allow you to include a tenant's vehicle registration plate to there profile.
It would be nice if they can access this on the portal to update it.

Live Data- Sales
As Sales are different to Rentals and even then the data should be live. If I add a deposit receipt into the system today for yesterday, I want to be able to reconcile it today, not have to wait a further day to reconcile or make adjustments. We are not importing any bank files, just entering manually as it is much quicker.

Ability to upload multiple photos / documents to the scheduled compliance entry
currently have to upload one at a time, can be time consuming when multiple photos or documents are required. It can be done when linking an invoice so would think this feature is an easy one to add

SMS sent when tenancy invoice generated
Hi, I would like to suggest having an SMS function when creating a tenant invoice. Something to suggest to check emails for the new invoice created. So they don't get lost in inboxes.

Option to Add "No Bond Required" as Bond Reference for reporting
We have tenancies where it may be a leasehold, owners friend, family etc and a bond may not be payable but it will come up on the "no bond held" report.
It would be good if you could enter in "No Bond Required" in reference or as a drop down option so it had it's own report for filtering.

There as Strata Plans that are attached to a Community Scheme
There as Strata Plans that are attached to a Community Scheme but there is no way to link the two in PT so if we have a pool certificate for a community and various stratas under the community there should be a way to link all the properties under the one community, not just for compliance reasons

Show only specific users content
Having the option to lock individual users profiles so those users can only see information related to their own portfolio. EG a Property Manager would only be able to look up their own portfolios cards, rent arrears etc.

Payment run
Most recently there were options added to the Ownership type field to include Ownerships with a Pay amount which is fantastic. However since this change once I am looking at statements on page 2 for instance, if I remove an owner from Page 2 PT automatically takes me back to page 1, I then have to go back to page 2 and try and remember where I was at. Since the change the payments dont scroll continuously

Rent schedule update should not affect historical rent
There is currently not enough control when you update the rent schedule.
Once you update it, you simply get a confusing message that it will change the effective paid date or paid to date.
I was told this stuff up a lot of property manager as any update should have been an addition instead of editing the rent schedule.
Therefore, if the rent schedule update won't affect the historical rent. If accidentally selecting edit, rather than add, the prompt clearly tells the user what will happen if this is done. A user should always add a rent change to the schedule when doing a future rent change.

When creating a new tenancy will be great to have the tenancy ID which is BPay compatible reference.
BPAY Compatible Tenancy ID so when a new tenancy is creating, it allocates the BPAY number automatically rather than manually entering it. REST use to have that and it was a great
