  2. Could we have a pop up box to advise that the Residential Landlord would like his invoices sent directly to him to pay. Currently we put this in notes however it does not pop up.

    When you set up a note against the Owner, you can select to pin it to the Creditor Invoice - that's how it will appear when you enter a creditor invoice. For the notes categories, you can add your own under the Configuration > Lists Editor, use the dropdown to select Notes Categories.

    You can add your own "Account Group" and corresponding account codes for creditor expenses within the Property Tree Configuration > Accounts. If it doesn't need to be under a separate group you can also just add a new account under the current list of ownership expenses.

  4. It appears that you have now restricted Owner Ledger reports to 1 year. This is very unhelpful. Please change back to unlimited date range

    You can re-open an email in the Communication Platform. If you use the filter icon by the search bar, and select Completed, this will show you the completed emails. You can then find the email you want to re open and use the drop down to mark it as In-Progress or Open again, this will put the email back into that status in the appropriate inbox (whether this was a Company Email or Assigned to You etc).

  6. In the search bar, is it possible to be able to search a contact by their contact number such as a mobile number.

    You can use the global search for contact numbers. It can depend how the number has been entered into the search bar (when searching, use spaces between the numbers, ie 0402 123 456 rather than 0402123456). It will still filter when not using spaces, however won't highlight the result in yellow when it's not an exact match of how the number was saved

  7. Please add a drag and drop box option in creditor files so we can save all insurance documents, Blue cards, Licences ect like you can under owner's and tenants under a document tab.

  8. when a tenant is invoiced for water or electricity use they only receive the invoice you create - the original creditor invoice is not attached - can we have this implemented so that it automatically attached to the created invoice when sending it to the tenant

    The original invoice attachment will send to the tenancy if you have the merge field within the Tenant Invoice Template. To check this, go to Configuration > Automated Communications > Go to the Tenant Invoice one, and click edit. In here is a merge field called {Link to Creditor Invoices}. This needs to be within your template to insert the original creditor invoice to send to the tenancy.

  9. Need to be able to send written notices to all tenants not just the primary tenant.

    Need to be able to pick up more than one tenant when bulk posted letters from inspection summary

  11. In the Managements tab and similar to Tenancy Rent Review. There should be a Tenancy Rent Schedule report so that you can check what rents are scheduled to increase/decrease for a date period.

  12. When creating a Creditor Invoice allow a tag to appear where the property and ownership details are where we can mark that an owner wants to pay invoices/bills directly or a pop up notification when you enter property address in this section. With a large rent roll this is hard to remember and notes don't flag in this screen

  13. When adding a new contact (creditors in particular), it would be great to not have to enter the contact information in twice.

    For a creditor, there is the company and then a contact, however you can just enter the company details if there is no reason to have a separate contact. This is in place for when there are different contractors that you deal with for the same company, or if there is different contact information. In the May release a creditor contact that is marked as an accounts contact will now receive a copy of the creditor remittance statement. For owners and tenants, any saved contacts can be selected against multiple profiles by using the select existing option.

    You can drag your attachments and/or emails from Outlook into Property Tree Document Management. The trick is, when dragging the file or email from your outlook into the webpage icon, do not unclick your mouse/keypad - the webpage will open when you hover over that icon so you can then drag the attachment or email onto the drag/drop section of the profile.

  15. After a period is reconciled, we are unable to open the period once it is closed. This means we are unable to generate/download reconciled/unreconciled reports for any reconciling that has occurred in the past. It would be helpful to have the option to view a past reconciled period as a read only (at the least) for reference and to download past reports if this has been forgotten.

    You can re-open a period and can also regenerate the reconciliation reports (reconciled/unreconciled) under trust and reports - they will default to the current period however can be selected for any closed period

  16. when completing maintenance jobs it sends a cancellation message to the creditor. It is becoming very confusing for trades and needs to be rectified to say job complete rather than job cancelled, Please fix this.

    There shouldn't be an email sent to the creditor when marking a job as complete in the maintenance request or via the invoice entry. If the job is marked as canceled it will send an email (however this can be unselected at the time of canceling too) - which can be customised under the configuration > automated communications.

  17. under the compliance tab, there are 'gas', 'smoke alarm' and 'migrated smoke alarm' service records to be added, but there isn't any for electrical safety check, can we please add that onto the list? So we can update the records accurately? thanks.

    Once you have the report opened in a webpage (ie, a ledger) you can CTRL F which allows you to search that report just like the binoculars in Rest. If you have exported the report from Property Tree to PDF or Excel/csv, the CTRL F also triggers the find response in these programs

  19. We use our trust account for both holiday rentals and permanent rentals. The issue is- when we receipt a credit card payment and select credit card (which we must do according to auditor), because of the way the receipting works for credit cards, we cant reconcile the transaction until the next day even though it's hit our account already. This means if we get a credit card payment before End of Month, we have to put an adjustment in every time which is not very great for auditing reasons.
    Would be great if there could be a way to tick…

    A banking deposit can be created just for credit card transactions so that the transaction(s) appear to reconcile. The create bank deposit can be done at any time and multiple times throughout the day if needed.

  20. Have an option to send a seperate cancellation email to secondary trade if 1 of 2 is not approved so they don't see the details of the approval email.

    When you send a work order to one of the creditors that has previously quoted the work, you are prompted to send a cancelation to the creditor(s) that have not succeeded. This cancellation is a template in the auto communications which you can modify to remove the merge field for the job details.
