would it be possible to put on the dashboard the type of tenancy (including the contract date), and when the last rent increase was put through?

Rent Arrears - Should only show up when ONE day in arrears not on day due
Current RENT ARREARS shows up when it is the day the rent is due - which isn't actually arrears, as if a tenant pays that day they are paying on the day they are due. Therefore our reporting is out and can be confusing. Rent arrears should show ONE day overdue the day AFTER the rent is due - which is officially when they are in arrears (as we don't reconcile until the day after).
This affects rent arrears reporting and also automation for one day in arrears.3 votes -

Custom View in Transaction List
When processing transactions, it would be fabulous if we could see the properties listed in the 'details' column instead of the tenant. Reason being, we have the same corporate tenant in many different properties. When manually processing rents, there is no way to review which property the rents have been allocated to to ensure no mistakes have been made before 'processing'

Invoice Email with txt reminder
When an invoice email is sent to tenants via Palace, a corresponding reminder text message is also dispatched to their phones, prompting them to check their email. As there are ongoing complaints from tenants indicating that they are not receiving the initial invoice email.

When using System Keys (Admin), it would be great if the key numbers displayed in a column next to the property address (where number of keys, keys checked out and key instructions show). Having to click on the address then look at the key number and edit etc from the table at the top of the screen adds a lot of time when having to redo a lot of key numbers.

Quick View (recent clicks)
There should be a Quick View on the the side panel underneath the "financial, supplier, tenancy tabs. This should have RECENT clicks, for example: a property you were recently in or a tenant you were recently looking at.
It's annoying when you click "back" and you have to search the property again. It would be good just to have a list of about 5 or 10 recent clicks (similar to the quick access panel in Microsoft folders)1 vote -
Property Expense report showing hidden transactions - remedy
When you reverse an accidental transaction/invoice and then hide it - it is not removing itself of the property expense report. This error then is sent to the client when doing end of financial year and their property expense report for the year. (even though its reversed)
Can this be sorted so not shown going forward please

Add property alarm codes to they key information
Add property alarm codes to they key information, so when checking out keys it prompts you the house has an alarm & has the code there. Rather than having to go through to the property diary

Alerts - these should pop up on the tenants screen/owners or property screen when you open it up.
Alerts should pop up when you open the related screen, so it is an obvious alert.
It is hard to remember to hover over the exclamation marks to the side, especially for important reminders/alerts

Alert pop up on inspection app ( healthy and safety) ( notes for inspector )
Pop up alerts in app when a new inspection is started for health and safety notes e.g vicious dog or make sure to check the gardens for xxxxx.
This would be helpful and could be reoccurring until removed and not seen by tenant or owner ??

Within 12 month warning on reminders screen when doing a rent increase through here.
When doing a rent review through the reminders screen, it would be good to have a warning if the increase is within 12 months of the last one. You can see the last increase date on the screen but if you miss it, there is no warning. If you do an increase via the tenant screen, there is a warning. It would be good to have the warning also in the reminder screen as that method calculates the new increase date for you.

In the Social Module - remove the dropdown for the "Interpreter's Language".
In the Social Module - remove the dropdown menu for the "Person Details - Interpreter's Language" so we can enter the language ourselves. For example, we have many ESOL Pacifica tenants, but the current languages listed in the dropdown don't include them. Would be nice to be able to customise.

Email options in repetitive charge from diary
In Diary, you have given the option to raise reoccurring invoices, but you haven't given the option to choose to email the invoices or not. as some of the customers don't want to see same reoccurring invoices every week. Can email invoice to customer become an option rather than compulsory like when you raise manual one-off charge in transaction, you will have the option to decide whether to email this invoice or not.

Alerts for when new tenants pay 1st rent and/or bond
Would be great that when a new tenant pays their first rent (deposit) and/or the bond for us to be notified via email. As this would save us having to check it daily. If we could set up an alert for these 2 fields would be great.

Add the Option to add Statuses to the Master Inspection Template
This will help streamline the first (Routine and Full) inspections at a property. Statuses can be added/edited once an inspection is in the property diary, however, this is laborious when creating inspections for the first time (or if the template is reset).12 votes -
Allow easy reorder of photos in property inspections
It would be great if once a property inspection is downloaded if the photos could be easily reordered (eg drap & drop method common in many apps). - Is there a way this could be done? Apologies if already suggested

Show the email has been replied to in Inbox
It would be great if the email had a little curved arrow indicating it has been replied to in the inbox display. Rather than having to go into the owner/tenant diary to see if its had a reply.

Auto reply working 100% including @Gmail addresses
Currently the auto-reply button, once set, only replies to people that don't have a @gmail address. Can this be resolved please, so all addresses get their auto-reply?

Finding draft emails quickly
Have a function that offers a list of draft emails that are awaiting to be send. Currently if we forget which property or tenant we saved the draft for, there is no way to find it unless I go through each diary one by one.

I agree with this! Which is why, in 2024, as a part of our Global search, we'll tap into diaries and make 'finding' things a little bit easier :)
