  1. Owner or Supplier email reply to work orders to be received and filed in relevant property diary. Currently, email reply to work order is stored in Owner/Supplier diary on being received. Would be more efficient for access and tracking if in relevant property diary, especially when multiple properties under one owner

  2. It becomes difficult to establish which is the ordinary bond and which is the pet bond when a tenant pays in instalments.
    The tenant's ledger shows Receipt - BOND for pet bond as well and not how much has been paid on the pet bond. Therefore, difficult to allocate bond payments.

  3. All NZ users generate the same bond refund form.
    It woudl be helpful if Palace provided a document template for this based on Tenancy Services bond refund form, and included prefilled data from Palace.
    i.e. the bond number and total bond ammount.....
    This would be a time saver and reduce user error.

  4. Example: Tenancy starts on a Tuesday; therefore, rent is due every Tuesday. However, the tenant wants to change the rent due date to a Wednesday. Tenant pays one day extra and then pays every Wednesday. However, when a rent increase is entered, Palace still picks up the Tuesday and wants the rent increase date to be a Tuesday. The rent increase start date should be a Wednesday.

  5. Dear Support Team,

    I hope you are well.
    THis matter was raised as ticket and I was asked to instead post " as an idea"
    I would like to request an enhancement to the current charge/ledger functionality within the system.

    At present, we manage a number of landlords where we apply a flat management fee, rather than a percentage-based fee. To support this, we require a more streamlined and structured way to record and apply these charges.

    Requested Enhancement:

    Introduce a provision to add a flat management fee within the charge section.

  7. Currently when you apply a rent increase and choose to increase the bond, Palace calculates the required bond top-up but applies this retrospectively, which is not even lawful. Palace needs to calculate the bond increase based on the rent increase

  8. When scheduling things in the automation hub, there is and option for one time, day or weekly - it would be great to be able to schedule a monthly email to go out for those pesky meter reading requests for check meters.

  9. This is a request from an owner. I had a small suggestion that may be worth passing on to Palace as a potential system improvement. I’ve copied Joe in simply because it relates to a broader compliance benefit for owners and property managers.
    Given the Residential Tenancies Act requirement that rent cannot be increased within a 12-month period, it would be helpful if Palace statements displayed the date of the last rent change, rather than only the tenancy start date.

  11. Hi,

    I’m setting up my Dashboard to get the best use and value from it. I’ve noticed that the Rent Review chart currently displays a blue graph for properties that are 30 days from their rent review date.

    Since legislation requires 60 days’ notice before a rent increase, this isn’t particularly helpful. Is there a way to adjust the chart parameter from 30 days to 60 days—or ideally, to 67 days? That would give me about a week to send out the notice to tenants after completing the review.

  12. Under Tenancy I would like to request that the field "Termination Reason" is made Mandatory when "Termination Date" is populated. Termination Reason is required by CHRA - however we are finding some of our TM's are not populating this field at the time of termination resulting in going back in and updating to comply with CHRA requirements. We would like to prevent them saving until they have selected a reason.

I think it would be quite useful to be able to manually (permanently) set the commission rate on a tenant’s invoice payment as the system currently charges the same commission rate for rent and invoices. You can currently set exceptions for commission on maintenance (eg different rates for different suppliers) but the payments from the tenants are the same for rent and invoices. Eg if your commission is set to 8% it would be nice to be able to keep the rent commission at 8% and have the ability to make the invoice commission 10%, 6%, 4%, 0% etc. You…

  14. Hiding transactions not only on owner statements but on tenant details and rent summary.
    If we can hide the reverse of a transaction on the same month, ie an error reversed and hidden, for an owner statement
    Can we please also have this not showing on rent summaries (I understand not on tenant details). It gets a pain to explain to tenants the error and to tribunal as well.

  15. when doing a receipt tenancy invoice and (eg: water payment), the receipt could automatically be sent to the tenant.

    currently you got to spend 5 minutes going into transactions, history, find the transaction, download, sign it, take a screen shot, crop and send them their copy. its very long winded.

  17. Have the Work Order email (to supplier) appear the same as the Work Order description box.
    A numbered list can be typed into the description box then just appear as one line in the email on the next screen. Annoying!

  19. While conducting inspections, it's quite easy to accidentally press the 'Submit' button partway through. This is easily done because the button is located in the same place as the 'Take Photos' option when in a room.

    If the 'Submit' button is pressed by mistake, there's currently no way to return to the inspection and continue. This is especially frustrating when halfway through an ingoing inspection.

    Prior to the most recent update, we were able to re-enter the property and resume the inspection, but it seems that functionality is no longer available.

    Ideally, we’d like to see a confirmation prompt appear…

  20. We monitor via Reminders against the Property on when the annual review date is due for all smoke alarms. Currently this is a long winded process, that we have to write down all properties that need their smoke alarms checked (we use the 1st of the month for all those alarms that need checking within that month). It would be great to have this per the Rent Reviews in the Dashboard, when it we can create a spreadsheet of all the smoke alarms to check. This would free up a lot of time, and ensure we haven't missed any when…
