  2. Hi,

    I’m setting up my Dashboard to get the best use and value from it. I’ve noticed that the Rent Review chart currently displays a blue graph for properties that are 30 days from their rent review date.

    Since legislation requires 60 days’ notice before a rent increase, this isn’t particularly helpful. Is there a way to adjust the chart parameter from 30 days to 60 days—or ideally, to 67 days? That would give me about a week to send out the notice to tenants after completing the review.

    I hope that makes sense.

  3. when doing a receipt tenancy invoice and (eg: water payment), the receipt could automatically be sent to the tenant.

    currently you got to spend 5 minutes going into transactions, history, find the transaction, download, sign it, take a screen shot, crop and send them their copy. its very long winded.

  4. Email to owners regarding an inspection report gives a link to the inspection report which generates faster than generating a pdf of the report. (This change was done recently). We would like a download button or similar on this page so that the owner can convert this html page to a pdf for the owner to save for their records.

  5. Is there anyway of doing something that would help property managers duplicate inspections with the photos?

    Once we do a full exit inspection, there’s no point in doing it all over again for the new tenants as nothing has changed. Both inspections would be the same.

  6. We monitor via Reminders against the Property on when the annual review date is due for all smoke alarms. Currently this is a long winded process, that we have to write down all properties that need their smoke alarms checked (we use the 1st of the month for all those alarms that need checking within that month). It would be great to have this per the Rent Reviews in the Dashboard, when it we can create a spreadsheet of all the smoke alarms to check. This would free up a lot of time, and ensure we haven't missed any when…

  7. Hiding transactions not only on owner statements but on tenant details and rent summary.
    If we can hide the reverse of a transaction on the same month, ie an error reversed and hidden, for an owner statement
    Can we please also have this not showing on rent summaries (I understand not on tenant details). It gets a pain to explain to tenants the error and to tribunal as well.

  8. Being able to complete an inspection on 2 different devices..

    Example: colleague does half an ingoing inspection, and I finish the rest. There is currently no way to merge these into 1 full report, OR reopen an inspection that has been imported and continue off of this.

I think it would be quite useful to be able to manually (permanently) set the commission rate on a tenant’s invoice payment as the system currently charges the same commission rate for rent and invoices. You can currently set exceptions for commission on maintenance (eg different rates for different suppliers) but the payments from the tenants are the same for rent and invoices. Eg if your commission is set to 8% it would be nice to be able to keep the rent commission at 8% and have the ability to make the invoice commission 10%, 6%, 4%, 0% etc. You…

  12. Could you please add an Ingoing/Outgoing Inspection charge under the Commission/Fees section in the Property main menu, just below the Inspection Fee(routine)?

    We have separate charges for routine inspections and for ingoing/outgoing inspections, so it would be helpful to have them listed separately.

Would be great to customise the Receipt - Tenant Multiple section of the transaction screen so it could be set up more specific for our office (eg. have one box as Receipt (other)(ledger) instead of having to click on the drop down and select it everytime we need to receipt to Tenant Invoice Credit.

  14. I know you can do a $10 overide on Watercare for example, but what we need is the option of "if then that". So where a water invoice is less than $100 then 10% maint fee applies, but if the invoice is above $100 it can be capped at $10 flat fee. Our BDMs like to offer special fees to customers.

  17. In a tenant's profile, under the Extended Details link, the Date of Birth doesn't automatically update the age according to today's date. One has to go into the calendar and manually click on the birthdate to update the age.
    Could an automatic update be incorporated to reflect a tenant's current age whenever we open the Extended details link or open the their profile?
    This is especially key information for those of us working in the social housing sector where a tenant moving onto Superannuation at age 65 may require some adaptations to the tenancy or to their rent.

  18. Invoice Owner when No Funds are Held - can we do an invoice that still comes up in Pending / Insufficient Funds to an owner (for removal of advertising, etc) when the owner has no money? Would be good for the invoice to be emailed to the owner as it would if the owner had funds, otherwise we need to do a manual invoice which is more double handing.

    • To enable photo viewing scrolling (users currently need to select and close each photo individually) -Both thumbnail and expanded photo display sizes made larger to view more clearly. -History of digital inspections contained within a single owner profile page. E.g if you created 4 digital inspections, links to all inspections be available to owners for easy reference (possibly with a 12 month expiry?). -A download button so owners can download a PDF version. -Photos and order to be in the same order as what is submitted on app
