Smoke Alarm Expiry Date - Hard wired option
Apartment Buildings can have hard wired smoke alarms as part of building and then as part of WOF
It would be good under the area where smoke alarms are recorded in Palace to be able to add these with option of hardwired instead of adding expiry - currently unless you add a fake date you can not add these and their locations. Yes we can add building wof dates as they expiry but it doesn't identify properly that it is hardwired.

Keep archived Property Manager's names listed on their old Diary posts when a new Property Manager takes over
Currently, when a property manager is archived and a new PM takes over, ALL the old PM's Diary entries are changed to reflect the new PM's name, including all the posts done before the new PM was even on the scene. Please fix this!!
The challenges this can create within a team not being able to accurately see who entered a given post are frustrating. Also, it has legal ramifications - ex. when we go to Tenancy Tribunal, and the posts outlining the interactions with a tenant are attributed to the wrong PM...

Insurance Details under property tab not owner
Currently in Palace there is only option to put in Insurnace details for the owner in a small space.
I request that we have an insurance tab under the property edit screen that allows us to add insurance details and/or multiple policies that there could be (a policy can be different for different properties under the same owner). Also be able to add documents - the certificate of insurance as well as the policy. The expiry date needs 2 options - a set date which sets a reminder in our dashboard a month before or we can run a report…

New Tenancy Prompts when Duplicating
When duplicating a tenancy rather than adding a new tenancy, the same prompts do not pop up.

In the Property under the Options tab can you enable Commission on the Maintenance to be adjusted as we can on for Management.
In the Property under the Options Tab, can the Maintenance % be enable so it can be adjusted in the same way the Management % can.

Rent Reviews Process - 28 Days for Boarding House
Option to change default setting for rental increases to 28 days (Boarding House Rules) when processing Rent Reviews instead of the standard 63
Currently having to manually calculate + 28 days + normal rent day for each increase.

To be able to be able to merge inspections together - especially full inspections.

Tenant statement
Tenant statement - We would like to be able to send our tenants statements every 3 months, showing the rent received, rent status and any Invoices paid and/or overdue. A simple statement is all that is needed, all current reports show a bit to much information a snap shot of the three month period would be fantastic.

OWNERS PORTAL - for emails sent to the owners for activating the client portal, save the email to the Owner Diary,
When I activate an owner in the client portal I have absolutely no idea whether the email has been sent or not. Can you please add the email into the owners diary. I have had so many owners say they never received the email so there must be some issue with it. It would be good to give them a date and time.

Sending communication from dashboard to tenants -
Sending communication from dashboard to tenants - ie Expiring leases, over due rent.
Could you please add the tenants 'invoice media' so we know if we need to email them, send a letter or if set to none we know they are vacating and not to send them anything. Sending communication from the dashboard isn't user friendly without this field.1 vote -
font size & style
Being able to change the font size and style in the whole document all at once, rather than have to change all the sections NOT including merge fields separately from each merge filed. This is a bug, surely!

Property Inspection - toggle button permanently turned on
When typing up an inspection report you have to turn on the auto save toggle button each time. Can this be turned on permanently. This would save us losing data

Update the property 'Date Available' to the day after 'Tenancy Vacate Date'?
Currently, when you add a vacate date to a tenant, you get asked if you want to set the property date available to the Tenancy Vacate Date. This should be the day after the vacate date.

Company name or Legal Entity Name as a field rather than using the last name field
There is currently no field under the owner details for company name or legal entity name under which the property was purchased under. We normally need this important detail for our Tenancy Agreements. As a work around, we use the 'Last name' field for the company name. Any third party API that is linked to Palace collects this last name as the field for the owner. Technically speaking, there should be a separate field for the contact name/Owner name and a separate field for the company or trust name that the property was purchased under.

Make Photos Bigger and clearer on Inspection Reports
Photos are quite hard for owner to see in their report. Other software programs produce bigger clearer pictures.
