  3. When receipting to a tenancy, it would be helpful to be able to see what held funds the tenancy has available and also have the option to apply some or all of these held funds to their rent and/or invoices during the receipt process. This would save having to go back to the tenant later and doing a separate step to allocate tenancy funds.

  5. • ability to charge Commercial Tenants any Fees, such as Management Fees that are 100% payable by tenants
    • and have those fees recorded on Agency Income reports and stats
    • the invoice date & due date are also very important, with a proper Tenancy Invoice Due Date, NOT “Tenancy Invoice Due Date ## Days” after issue – this formula does not work – not even with the current PT Recurring Creditor Invoice

  6. I'd love to see a section in the financials of all Invoice history for that tenancy or ownership instead of having to go through the ledger or scroll through the financials tap hunting for an invoice.

  7. Have all report boxes ticked by default on the Close Period screen.

    This should apply to all New and also all Existing Property Tree accounts, regardless of what selection was made in the previous accounting month.
    This will not only save time having to manually tick each box for new Users or if someone deselected any by mistake, however, it’s also better for all agencies to have all reports generated and not needing them, instead of the other way around.

  8. Can we please have the link to the ‘Recurring Invoice Summary’ report on the Accounting page > under Invoicing, instead of having it on the Trust & Reports page > under Transactions.

    This would be consistent with where all other Invoice related reports are. For example: Create + Find Creditor Invoice, Create & Find Tenancy Invoice

    However, to Create + Find Recurring Invoices (Creditor / Tenancy), we currently have to navigate to two different landing pages.

  10. When adding documents to emails and documents tab under the the system has a very high level of requirements for file names. Only letters or numbers are accepted. Your not allowed any other characters such as commas, dash or any type of other punctuation. Surely this can be less strict considering most file names have full addresses and other items in file names.

  11. Adding routine inspections of a particular date to the map journey planner in property tree to plan your inspections. Or be able to see all your routine inspections in a list and be able to select them and have the map journey planner check the best route to see if I would like to book those inspections for those properties.

  12. When a duplicate invoice is detected it should include the date it was last put into the system and/or paid, as service charges and levies are commonly the same amount, in intervals throughout the year. This stops us having to check it isn't currently in the system for payment.

  13. It would be highly beneficial for commercial tenancy ledgers to show a notation whenever credits are added to a tenancy via replacement invoice. At present, the only notation available is the replacement invoice and the reason does not show in the same way that it does on a residential ledger. Whilst the reason is visible within Property Tree on the receipting screen, this is not helpful when providing a ledger to a tenancy or reviewing a ledger in general.

  14. Clients have statements issued via email when payment made but when paying agency not statement is sent
    We are required to locate and print/download/email manually. This should be simple if it can be done for clients it should be also available to the agency

  17. The option also to split a creditor invoice example – rates might be under one “property” but needs to be charged across three other tenancies and property addresses (this is abit more technical but does happen) and then mean manually need to invoice each tenant but a flag or pop up at the time would be great

  18. Issue 1 - (Compliance – Current) - This does not accurately reflect if a property is compliant or not.

    Non-Compliant properties that have current compliance dates (This marks Compliance as Current in PT), however the actual reports are Non-Compliant due to Electrical/Gas/Smoke Alarm issues to be rectified.

    • For the property to show as Non-Compliant in PT – I must add in the Notes section: NON-COMPLIANT to help identify the Non-Compliant properties.

    • Could a Non-Compliant Tick Box be added to the Compliance Register and the Property Section to assist with clearly identifying the Non-Compliant Properties or Category even when…
