  1. Electricity invoices to default to add GST. Currently default setting is no gst.
    When entering invoices and code to electricity it is defaulting to no gst.
    Never known an electricity invoice to not have GST.

    You can select what accounts attract GST (or not) under Configuration > Accounts. There is a checkbox regarding GST when editing (or adding) and account. When the account type is attached to the creditor, it will auto populate that GST field based on this setting.

  2. We should be able to produce reports based on the fields that we enter information.

    You can create custom reports in Business Insights. The free version has two tiles for Contacts & Profiles, and Creditors. Under contacts & profiles there is a world of fields to create reports, including the Tenancy Name, BSB and Account Number. Reports can be saved as templates so they can be easily generated at any time.   3. It would be great, when sending emails, that the user banner is automatically selected, and you can change to Company if you wish, rather than having to select banner each time.

    Once you select a particular banner (ie, User), then each time you send or reply to an email within Property Tree, the same banner should already be selected (unless it has been changed by you). If this is not working as it should, can you please reach out to our support team. For communications such a Automated Emails, these send out of Property Tree with a selected banner in place, so if replying to an email related to an automated email (ie, arrears, or owner statement), it will have the selected banner in place based on the template used. Most Automated Emails are set to send from the point of contact or company.

  4. Like Console Cloud, it would much more efficient if there is recurring system in Property Tree to avoid any properties that are missed to schedule for next one.

    This is setup under configuration > inspections. When a new tenancy is created and the first inspection scheduled this will pull through and become a recurring routine inspection each time a routine inspection is completed.

  5. Make use of the mail merge descriptors to run a report.
    Then we can check last or upcoming inspections, rent increases etc

  6. Can the last rent increase for a property be specified for the Property Profile so that we can keep track as required by new laws?

  7. Creating an option to select under the tags that filters properties by routine inspection frequency, allowing selection for 3 months, 6 months, or 12 months.

  10. One of our landlord asked if inspection be included in the Owner's Portal. At the moment, they are not able to access these reports.

    Hi Billy, if you are saving the inspection reports against the inspection in Property Tree, they will automatically be saved to the Documents Tab on the Owner Profile. In the Documents list, you can select to make the inspection report visible to the Owner. This checkbox is what makes any of the documents appear on the portal.

  12. Ownership Statement Sub Total Font Colour unable to read. Owner feedback that the sub total appears in white and the contrast is not enough to clearly see the figures on multiple devices including laptop.

  13. It would be super convenient to be able to send an email to tenant from the 3 dots in the tenancy card and landlords from the ownership card. A "send email" would be ideal.

    Currently the option is available to send a Portal message which we don't use.

    In the tenancy/owner card, if there is a valid email entered against the primary contact you will see an email icon (at the bottom of the card, where the name/phone number appear) and if you select this it will open the email screen for you to select more contacts/change the contact etc.

  14. When you generate the report in MRI Inspect this come out as aword document and no logo on it. It would look much more p[rofessional with the Property Management logo in the header of the document.e manually placing this in

  15. Ability to have emails sent through property tree have our own email address. So if they do not hit reply and copy and paste the address that it will still send to the person sending it. If they reply to the address where it comes from being proeprtytree@propertytree.com.au - it does not send anywhere as it is an unknown address.

    Hi Stacey, thanks for your feedback - you can have domain branded emails setup for your database now (where emails sent from Property Tree will send using your domain rather than @propertytree.com), please refer to this knowledgebase article for more information on this https://propertytree.elevio.help/en/articles/93250. However, just to confirm the current process - when a contact hits reply to a propertytree@propertytree.com email they receive from you, it will have your reply address entered automatically, whether this is to external (outlook) or to the Property Tree Communications Platform (the email address you configure for this), it will never have the reply to email as the Property Tree email. If a contact emails propertytree@propertytree.com as a standalone email address (where reply has not been used), they will receive a bounce back advising to contact their agent directly as that address is not monitored.   16. One of my Owners has suggested a link to the portal be added to member statement email as they have to continually search the original email to access.

  17. SA Only - Due to recent changes to the legislation, PMs can no longer take photos of tenant's belongings, making it difficult to take photos for a routine inspection. Could the routine inspection notices be updated so tenants can approve photos be taken during the inspection? A blanket approval is not permissible in the legislation.

  19. When adding in contacts where multiple are added (i.e. partners purchasing a home) having the ability to name which contact number or email belongs to which of the contacts. Also being able to set more than one as a preference so more than one contact can receive payment/receipt communication

    You can add in multiple contacts for a Vendor and Buyer - once you have saved the initial Vendor or Buyer details, under the Contacts section select the plus button and add in any other contacts you like, with their own contact details/preferred contact methods.

  20. You are unable to change the rent frequency when a tenant wishes to change from weekly to monthly for example. At renewal of the lease - it would be better if that change can be made to allow for the ledger to reflect correctly.
