Update 'Sinking Fund' to 'Maintenance Fund' - VIC
Is it possible to update system wide for Victorian users to refer to the Sinking Fund as the Maintenance Fund in line with Victorian Legislation?

Online Invoice approvers change the GL code
Would it be possible for the invoice approvers to see what code an expense has been allocated to, and if they don't agree, give them access to change it? This would save a significant amount of work at year end when the treasurer wants to recode things.

Highlight Comment
When a document has been assigned to a staff member with a workflow comment, it would be helpful to have this highlighted. The comment section is quite small and occasionally instructions can be missed and the document filed without action.

Dissections
If a manager has entered a dissection for payment and this has been missed by accounts payable in the File Smart Creditor Invoices screen the invoice should become 'Invalid' until accounts payable has completed the dissection so this dissection cannot be missed.

secondary portal login
Is it possible to create the ability for a secondary p[ortal login for each strata lot? this would be useful for realestate agents (to get by-laws and other documents) as well as allow dual owners to access the lot and have an audit trail of who has requested changes to the contact info etc. in some cases where married owners split and it is not amicable we have had one owner go into the protal and update contact info so that the other owner is not aware and does not recevie levies etc.

Sub-meter Invoice split
We currently have a strata plan with both peak and off-peak charges included in their meter readings. It would be great to be able to issue a sub-meter invoice to include these on one invoice rather than having to run the process twice and confuse owners with two invoices for the same period.
Could an additional line and calculation be included on the sub-meter invoicing screen to capture both of these? Thanks2 votes -
Online invoice approval
A acknowledgement that is generated when a committee member (approver) submits they Yes / No decisions for invoice approvals on the approvals screen. At the moment committee members are advising they have selected yes to pay each invoice and pressed submit but there is no acknowledgement that their vote has been received. a simple "your submission has been received" pop up box when pressing submit would be useful.

Diary Record/Work Order Due Date
When entering a work order, the diary record due date does not reflect the work order due date. It picks up the order date from the work order. eg. I enter a work order today (2/12/2020) and make the due date 16/12/2020, the diary record due date will autofill to 2/12/2020. It then pops up in the reminders as overdue. Are we doing something incorrect or is this something that can be changed?

levy notations / messages
All banks in NZ have direct Debit facilities. We want to notify clients using Direct debit, when their levy is issued, that their account will be debited.
Without confusing the other owners with levy messages that do not concern them.Can we have a message option on levies for individual owners? Or a tick box in levies for a message to owners who use direct debit which links to a tick box on their card.

Regional Settings
Can regional settings for reporting be set based on the registered location of StrataMaster/Portal for that particular business. As some of our users are seeing American date formats on reports despite their devices being set to Australian regional settings.

Take management fee part way through a month
We should be able to take a single schemes management fees part way through the month. this would be helpful when terminating services for a single scheme and would like to take the additional charges in the "charge quantity management fees" as well as any search or status certificate fees.

Record assistant / co-ordinator against buildings
Ability to assign/add a assistant or co-ordinator to each building, in addition to the strata manager. Would be great if this could then be an option to be shown on the owner portals with contact details and photo :)

Mail Merge Field for Owners Corporation Address when using Committee Data
There is currently no merge field for an Owners Corporation Address when using the committee member data source on the mail merge function. This only appears when you select Owner/Lots data source, so when you are sending a mail out to committee members, you cannot merge in the property address, only the strata plan number.

Adding a unique QR Code
We would like to add our own QR code to our levy notices to allow our overseas owners to pay directly, in particular owners in China. The current code is of no relevance to us here in New Zealand.

SMS - refine to send to owner occupants only
When sending a bulk SMS in the communications wizard, I would like to be able to send an SMS to owner occupants (as they don't show up in the tenants section).
This would be especially helpful in the event of a natural disaster such as a cyclone, in which we would like to advise occupants to remove or tie down personal items on their balconies etc.
At the moment, in the event of a mass email, it is very time consuming to untick all those owners who do not occupy their unit.

Limit insurance updates on the corp screen
Could the update to insurance policy on the Corp screen be linked to the payment of a policy. This should include the payment date and amount paid. These two fields should then not be able to be edited, except by users with appropriate access.
We have had an issue with a policy being updated incorrectly which meant the date & amount paid was wrong.2 votes -
parent/sub accounts
Where parent/sub accounts have been setup, and you are producing the income & expenditure report ticked to include sub accounts, could the income & expenditure report also include the parent account heading for all accounts connected to that parent account.

reminder filter by action
It would be great to be able to have staff have the ability to filter reminders by their name i.e. who is to action the work. Currently the reminders only bring through the manager and that manager might have 3 or 4 assistants that action work
