  1. When going through the motions of a General Meeting, have a button to select 'Poll Vote' for each motion which brings up each Lot with a 'Yes' or 'No' next to their name for the user to tick. This could automatically calculate the results for each motion rather than manually calculating each time.

  2. Accounting – Charge Quantity Management Fees – unable to select a ‘Group’ so can only charge OC 1 expenses. Should have the ability to select a different group, eg OC1, OC2 or OC3 for Multiple OC's within one Corp.

  3. Maybe there could be a dedicated “Tab” within an owners account to set up a formal payment plan.
    The detail within this tab should show:
    a. Frequency of payment ie: monthly, fortnightly or weekly
    b. The amount of payment
    c. The start date of the payment
    d. Projected end date of arrangement based on the start date, amount & frequency

  4. We are finding more and more that insurers and settlement agents want to EFT funds for payments that we have traditionally been paid by cheque. Our company policy is not to accept direct deposits in to our Trust Account to avoid spending unnecessary time trying to find what payments are for receipting. Is there a way we can create an invoice for the Strata Company for these transactions to be able to create a specific reference for these payments? To give the ability to invoice the corporation.

  5. The ability to be able to configure the headings for the online portal, and control the descriptions of the documents available. We have a lot of owners contact us regularly requiring assistance to navigate through the portal to find documents as the pre configured tabs are quite vague. We would like the ability to re name headings and configure the way the documents are presented.

  7. We hope to issue First Fee Notice/ debt recover fees by selecting multiple OCs, be able to see lot owners names and sort by name order. In allowing this, we can put the invoices for same owners. At the moment if we select multiple OCs, the owners name cannot be shown and sorted. when we print, the lots are not in orders. we have spend hours to sort the levies out.

  8. Ability to issue invoices with several revenue codes – at the moment, each revenue code requires a separate invoice rather than multiple reflected on the one invoice as separate line items.

  9. Levies Due Report does not show financial groups. Only shows the main group OC1. If corp has multiple groups ie OC1, OC2, OC3 etc, the additional groups will not appear.

  10. It would be great if there could be a section on the portal to display emergency after hours contact details along with the contact details for the properties preferred contractors (as this is already being set in the 'Tradesmen' tab within SM.

  12. For some reason, companies like Energy Australia, AGL, Telstra have varying biller codes. Since StrataMaster only allows one biller code per creditor, we have to have multiples of each company set up as a creditor, with the varying biller codes assigned to the respective creditor.

    Each biller allows us to add the customer reference number for the strata plan to the creditor. Perhaps an option could be created so we could, for certain creditors, remove their “general” biller code and instead add the biller code along with the customer reference number.

  16. Currently there is only a file card for Main Owner Contact. There is a space to write the developer & builders details but only a small amount of text. Developer & Builder should have a file card so details can easily be accessible.

Currently when an Owner goes Stage 3 in debt collection process we are required to enter a reminder in another diary/calender to remind the 28 days has elapsed and matter can be referred onto the Debt collection agency. It would be good if when we do our monthly debt collection it included a reminder that an Owner received Stage 3 last month and can be refered on. Saves managers having to place reminders in external programs to remind and possible miss.

  19. Reverse user rights changes - Creditors v11.5

    In strata master v11.5, user rights were changed so that:
    - All staff with "Read" permissions can change any creditor details except bank details
    - All staff with "Write" permissions can change all creditor details.

    This is a risk for all strata businesses and needs to be reversed.

    Staff should be able to read but make no changes, particularly when new staff are employed and are in training. We cannot risk them changing details resulting in work orders being distributed incorrectly, cheques being posted to the wrong address, etc.
