Email, Message or SMS failure alert/pop up
Notify users when any emails, messages or SMS fail rather than having to go and check a list. Perhaps an alert at the top of the page which then produces a list of what needs to be checked. The impact of missing this information is huge, particularly with compliance.

Out of office reply for portal and comms platform messages
Would be helpful to have an out of office option for messages that are received out of hours. Especially when a tenant is requesting maintenance. We could then include emergency contact details to the email etc

Forwarding emails in Communication Platform
The new Communications Platform does not have a Forward ability and only has a reply option. Work around: If you reply to the email and replace the email address to the recipient required this will then work as a forward. Would be easier to just have a Forward option.

Bond Top Up Workflow
Ability to enter an increase to bonds like we do when entering a rent increase to the rent schedule, and this would need a due date.
The due date could trigger an auto comms to send that the bond top up of X is due to be paid, and auto comms could be set to send X days ahead.
This way, the original bond details remain (what was required at the time of commencement) and would track all bond top ups as rents are increased during the tenancy.
137 votesHi Supporters, we're pleased to advise that this idea has been picked up by the Product Team and is currently being outlined for our developers. We'd really love your input into how this could work if you'd like to give us any feedback on the following flow...
1. When entering your rent increase, include a checkbox for "Bond Top Up Required". When selected, you can enter the amount the bond needs to be topped up by and choose the Bond Type that it relates to (ie, Residential Bond).
2. Once saved, the Bond Top Up amount would appear in the Scheduled Rent Change list for transparency of what has been entered (the increased rent amount and bond top up amount on the same line).
3. The Bond Top Up Amount would be added to the Bond Required for the chosen Bond Type. This then creates an outstanding bond amount.

New Column on Tenancy Ledger to show Number of Days and Amount of Arrears
Rather than having to go through a tenant's ledger with them, it would be handy for tenants to have the number of days and amount of arrears displayed on the tenancy ledger, also perfect for property managers processing tenancy applications with ledgers from other agents using Property Tree. No need to go through every transaction in the ledgers if these are displayed, makes life easier.
122 votesHi Supporters, thanks so much for all your responses! We are getting close to having this ready for our development team. I'm hoping for a little bit more feedback if you have any on the following -
1. An option when you generate the ledger for "Showing Transactions Only" (so cutting out the other items such as when invoices are entered). However, this would show credits as well. Although credits are not transactions these affect amounts due by the tenant. This would keep all of the current tenancy ledger columns.
2. Also an option to Show Rent Arrears Details (so a running total for arrears and the days in arrears). When this option is selected and generated we would replace other ledger columns to then display the additional rent arrears details. Inserting more columns into the current tenancy ledger has been a challenge with the amount of information currently there.…

Compliance Register for Contractor Insurance
Used the same as owners managements, smoke alarms and owners insurances this will give us a place to easily record and follow up outdated contractors. Having the ability to also send out reminders and requests for updates would be the biggest time saver.

1. We can introduce a compliance tab to the Creditor and you'd be able to track any items you wish (you could configure your own categories as you do with properties). Would you prefer to see a separate Creditor Compliance Register for reporting, or keep this information in the current Compliance Register with the ability to filter between Property Compliance and Creditor Compliance?
2. When a Creditor Compliance item has expired, what behaviour would you like to see? I warning when you enter a creditor against a maintenance job? and/or when a maintenance email is sent?
Any other notifications or areas that should be considered when we look to implement creditor compliance?

Tenant Statement showing all invoices owing
Have an easy way to remind tenants of invoices that are due (prior to becoming overdue), for example have a statement of outstanding items that can be sent without having the need to enter a new invoice

Compliance Documents - File Name
When adding documents to Compliance tab under the new 'Register' feature the system has a very high level of requirements for file names. Only letters or numbers are accepted. Your not allowed any other characters such as commas, dash or any type of other punctuation. Surely this can be less strict considering most file names have full addresses and other items in file names.
17 votesCurrently the file name does accept using a dash, full stop and underscore however does not allow for commas. We are discussing this with our development team

Ability to enter a rent increase after a change of ownership
After a change of ownership is completed there can be reasons why the old ownership can't be archived (ie, tenant invoices owing to old owner). If this is the case, we cannot enter a rent increase for the current tenant under the new owner - there should be no restriction as this rent increase has nothing to do with the old ownership. We have been told that we have to archive the old owner and then enter a new owner, property and tenant record to re-enter the tenant invoices owing.
