  1. Have a way to set routine inspections by PROPERTY not TENANT - it just links the current tenancy automatically. This way we can set up auto-reschedule for every 26 weeks and not have to edit the routine dates when a new tenant is locked in.

  3. when change of ownership is carried out, property documents and maintenance jobs need to transfer with it, the owner may change but the property issues and documents remain with the property always.

  4. it would be really helpful to have a key register where we could assign key in/out and assign trades/ownerships/tenants etc. and also the individual with the keys (i.e. jack) and contact information for the individual responsible for the key. Also to be able to print a report of the keys each day to see which keys are still out with trades. an important part of this would be to have the ability to have the keys "not to be returned" or similar if an owner is taking possession or management ending etc.

  6. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  7. When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.

  8. Currently if you send text messages from Property Tree to tenants or owners only the property manager receives the reply.

    It would be great if it could be implemented for the User to get the reply (or at least have it as an option).

  10. We are increasingly finding landlords budgets are tights. A few have asked if we could withhold funds on a monthly basis that carry over and accumulate. For instance if a clients has an expense they want to save for or quarterly bills they can withhold a set amount, say $100 for instance every month that would be held aside & accumulate for future use.
    At present we can only put a hold on 1 set amount.

Please allow Multiple Templates in Auto Comms Inspection Report: Ownership as we deal with 3 types of inspections (exits, entries and routines). 1 template does not cover all and there is no option to add others. We have to close of exits and sent them manually as the 1 template doesn't cut it. Same with entry condition reports. Thank you

  12. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  15. The ability to restrict users from being able to edit ownership details without prohibiting them from being able to upload documents against owner profiles. The two security measures are currently linked under the one option in the security configuration.

    In addition being able to restrict access from users being able to delete documents without prohibiting them from being able to upload documents.

    Overall an overhaul of the security provisions is required to be able to allow better supervision over changes in Property Tree.

  17. While a user is setting up a specific time frame in PT (e.g. 10am – 4pm), MRI Inspect automatically sets up either ‘Morning’ or ‘Afternoon’.

    Also, the report generated in MRI Inspect does not display the same time as setup in PT, nor does it display what’s auto setup in MRI Inspect.

    Can you please make the TIME format in MRI Inspect the same as in PT (= specific time frame) and also allow a user to edit the date & time in MRI Inspect before creating the report.

  18. The SSO update is intended to improve security and ease access; but, every time we add ownership or a creditor, we must input an OTP. Assume we add 10 ownerships/creditors per day, means we must also generate 10 OTPs.

    Code takes too long to arrive at times and is quite time consuming. Instead of always entering OTP, I believe we should have the choice to verify once and trust a device without constantly inputting OTP.

  19. For example if I send an owner an email about their routine from PT and the response is received to my outlook emails, can I link the owners reply back to my email in PT so that way i can keep the same thread going amongst other things like lease renewal responses from tenants and owners etc.

Checklists - it would be great to have checklists available to attach to either an owner, property or tenant for new managements, lost managements, new tenancies, break leases, lease renewals, vacating tenants etc. If we could customise them to suit the business and they attach to the corresponding event. Setup same as merge mail templates so it is easy to adopt your own procedures.
